The office Property Manager Jay is so attentive, friendly, and always quick to address any questions or concerns. His proactive approach and dedication ensure that every need is addressed with care and precision, making him and his team invaluable resource for tenants and property owners alike. The neighborhood itself is incredibly peaceful, clean, and safe. I love how quiet and calm it is here—perfect for unwinding after a busy day. I feel completely comfortable and at ease walking around, whether it's during the day or at night. Carlos has done amazing at maintaining my apartment in order anytime I have had even a small issue. I really appreciate how helpful he is and he speaks Spanish too which awesome. He gets along well with the other tenants. Definately a plus to the community.

I’ve lived here for almost 3 years. For the first two I had no problems. Friendly and efficient maintenance staff. There were rats and roaches always but it’s an old place by a creek so it’s to be expected to some extent. About a year ago I had some really awful people move in above me. I believe because of the constant screaming, strange smells, and other noises they were either selling or cooking drugs. It was a nightmare. I complained many times. They finally moved out in the middle of the night. But now for the last several months people have been partying and/or sitting right outside my apartment in the parking lot getting drunk, throwing their glass bottles everywhere and doing drugs all night, it has made it impossible for me to feel safe. I should have listened to the reviews! The location is beautiful and the floor plans are cute. The maintenance response is pretty quick, but you can tell there is no budget to properly repair anything, even though there are a ton of fees tacked on to your rent. If you pay rent online there's a fee, no drop box and office mostly unmanned. A lot of the units have triple the occupants it should which means no parking available unless you pay for a space. During business hours the property is beautiful but after 5pm and the weekends the place becomes littered with beer cans and people sprawled across every square inch of the property, playing loud music, drinking and urinating on the building and in the parking lot. I have lived at Terrain for years and have had an overall peaceful stay here. Cameron the maintenance guy is one of my favorites!
