The Reserves at Pilot Butte Apartments

Long one since we lived here for four years. The location is nice, with the grocery store near the apartments and a coffee shop a short walk away we really enjoyed that. The apartment itself is pretty straightforward and modern. The balcony is nice and we enjoyed lounging out there and catch some sun when we could. The 24 hour gym is nice but in our experience we normally could not use most of the machines since a lot of them would not be working properly most of the time. The rent goes up every year, this was the first year that we got an offer to keep it the same if you renewed early and unfortunately even though we tried to renew early previous years we didn't get that break before. I have lived here twice now. That’s how much i like this complex. Previously when i lived here in 2022, it was under a different management company. They were pretty inattentive and dismissive towards anything you brought to them. HOWEVER, i was looking for a new place again and saw that the Reserves had changed to a new management. I scheduled a tour and from the get-go, Tirzah was warm and welcoming, informative and even helped us move in on a whim a few days earlier than planned. The maintenance has been so courteous and prompt, and overall we’ve just really enjoyed being back. I’ve lived in probably 7 or 8 new build apartment complexes in Bend now over the last 10 years, and this one is by far the best in both management and value.

Great leasing experience!! I am moving for work to Bend and I received great feedback from one of my colleagues about Reserves. Everything was great. Tirzah at the leasing office was amazing. She showed me the units available and explained me everything about the property. I strongly recommend this place if you are moving to Bend.

Been at my spot for 2 years and have had zero issues. The apartment is brand new very clean and exactly what I wanted. The staff is always great and helpful when anything comes up. Which it rarely has. It’s a top notch place and in a quiet area tucked away from the main road.

Lived there for 2 years. Pros: off leash running area for dogs and a professional dog wash room. The grounds are maintained decently. Convenient online portal for paying rent. Cons: lots of traffic and very loud vehicles driving by at all times. Terrible parking if you have more than one car or if you have visitors. Walls are thin so you can hear a lot from your neighbors. The dumpsters are always overflowing and the people there just dump their garbage all over it.
