I lived at this property on the bottom floor and would advise prospective tenants to ask very specific questions about sound insulation and management responsiveness before signing a lease. The building is extremely poorly insulated. Normal upstairs activity—simply walking across the floor, coming home, or getting ready for work—was clearly audible and frequently disruptive. For example, when the upstairs resident walked across the unit early in the morning (around 5:00 a.m.), the noise and vibration were sufficient to startle and wake me, despite no unusual or excessive activity occurring. Appliances such as the upstairs washer/dryer were also clearly audible, with vibration and noise loud enough at times to sound like heavy machinery in the bedroom. I am not an unusually light sleeper

Do not move here. You will be paying for a gate that doesn’t work for months at a time, garbage that overflows for months at a time, unprofessional and disorganized management. Plumbing is shot in multiple units and instead of fixing it they use quick fix solutions. Kitchen sink backed and was “fixed” just for the bathroom sink to overflow the same night. Management wanted me to be home so maintenance can be sent home for the day. They will make appointments with you to not show up. You pay for “luxury” amenities that are not working. There is no way to track your maintenance request, no notice if maintenance entered your unit if you weren’t home. I was assured the gate was working and it is still not. The “assigned” parking you are charged for does not mean anything. If your spot is taken

Newly renovated with granite countertops and updated cabinet. Views of the park and a dog center for pet owners. Gated parking also. Don’t miss out!

Safe. Great neighborhood. Nice surroundings. Apartment living has its problems - you sign a lease before you really get to know what may go wrong down the line. Little things, like your new neighbor plays loud music every day. Or bigger things, like the mechanical noise that keeps you awake at night. More recently the water heater started running constantly and the toilet runs intermittently every 7 minutes. Hopeful these minor luxury inconveniences will be resolved. Otherwise, it is lovely and has some great additions like the W/D combo, the little gym, and plenty of cabinets. Having your own parking spot in this town is a gem. Would recommend, other than the weird water issues.

My girlfriend and I moved into the Q about a year ago and love it! It checks all the boxes and it's close to both our jobs (Downtown/UNM Campus) - plus, ART is running and is now a brief walk from the apartment. We love the dog friendly community, community events, and friendly neighbors. The front office staff is attentive and in my experience go above and beyond to meet our preferences. The maintenance systems works well, too - I've never been waiting like I have at previous complexes. The physical apartments are great - the appliances are new and eco-friendly. Highly recommend!
