The Palms of Cortez Luxury Condominiums

Place is poorly managed! The board (HOA) do nothing to ensure things are handled properly! The Gate and fountain have been broke for weeks/months, why have they not been fixed? People get away with anything and everything here! Dogs are walked wherever the owners let them, dogs off leash. There's absolutely nothing Luxury about this place! We need a better management company and board members who actually do what they were voted in for!

Property management shows zero empathy for real and urgent tenant issues. Manager will barely allow you to complete a sentence before she begins escalating by raising her voice and blaming others. She believes that she does not have any responsibility to work with owners on behalf of tenants, even when a situation requires it. Both attempts to explain an emergency need ended with her hanging up the phone without ever even seeming to truly hear why she was called in the first place. Her knee-jerk reaction was to say it’s not her responsibility, and she chose to die on that hill rather than pausing to ask why or how she could help with a situation that was a real tenant/owner emergency that required her minimal effort by simply coordinating with an owner for scheduling.

I have lived here for 7 years. It has been a peaceful time and I truly enjoy living in this community. Recently we just got a new manager Jessey T. He has transformed the way things are dealt with and handled in such a positive way. He truly cares for the people here and it shows. Our community has never looked better ! I would recommend anyone who is in search of a condo with affordable pricing and still have security in the gated community, that this is definitely a place worth seeing!

There is nothing “luxury” about this community. As an owner of 10 years, I’ve watched the demise of this complex under the revolving door of incompetent office staff. Landscaping looks horrible, tennis courts are consistently occupied all day by individuals who are not residents of this community, hurricane damage has still not been addressed, with pieces of building materials hanging of off the roofs. Neighbors do and will steal your packages and even your DoorDash. “Rules” including number and size of pets are not followed. “Quiet time” after 10pm is a joke. “Management” will do everything in their power to charge you extra fees with no explanation for what they are and will then threaten you with legal action. Maintenance requests are just not addressed, I still have one pending since M
