The Overlook Sandy Springs Apartments

I am extremely dissatisfied with my experience at The Overlook Sandy Springs. My move-in date was July 24th, 2025, and my townhome (904 Treelodge Parkway, Atlanta, Georgia) was not ready to be moved into. Upon arrival, I had been calling for about two weeks straight and didn't receive an answer, which is not the first time I have run into an issue with getting in contact with the leasing office. To uphold my responsibilities, I still made sure that Georgia Power, Georgia Gas, and renters' insurance were set up through getcovered. I even emailed them with proof of residency that was needed through these companies, and never got a response. Move in was straight forward and simple Desmond found the perfect spot for me. And with as stressful as moving is he streamlined the entire process. My unit needed some very minor attention from maintenance who came within the next two business days and came during the time slot I requested since I work nights this was very considerate and I appreciate them for that and they did an excellent job the area is nice and the units are great for the price. The neighbors are kind and welcoming and the area is quiet it’s really more than expected

I wish I could rate it lower than one star. The living experience was terrible from beginning to end. The apartments look nothing like the viewing home. Our apartment flooded the first month we moved in and it took maintenance over 2 hours to come and fix it. There were bugs constantly getting into the apartment and mold growing on the ceilings. You can tell the apartment is extremely old and not repaired, just painted over. There are huge potholes in the complex and trash piled up everywhere. The complex is very unclean once you go past the leasing office and pool area. It looks like they only made the leasing area look nice for future tenants, but the rest of the community is not kept up at all. My floor plan is decent, and I’ve had a lot of space, but this is clearly an older property, and it shows. Pests are a serious issue here. I had pest control out plenty of times, and it still didn’t help. I’ve literally been dodging roaches in the parking lot. In the summer, I honestly don’t recommend shining a flashlight near the wooded areas between the complexes unless you want to see tons of roaches moving around—it made my skin crawl. Maintenance was quick for some things, which I appreciate, but it’s extremely annoying that they ignored others. The cabinet under my sink was supposed to be fixed when I moved in, and it was never repaired the entire time I lived here. I’m moving out after about a year and a half, and it still isn’t done. I’ve lived at the overlook for over 4/5 years, amazing experience. Leila,Jessica,Corey and Desmond are highly recommended by me. The complex is beautiful and spacious , maintenance is responsive, and the leasing agents are phenomenal. If I ever relocate back to georgia the overlook would be my first option 100/10!
