The Missions at Rio Vista

I lived in this complex for 2 years and want to warn future residents — especially families — not to move here. This community is poorly maintained, very poorly managed, and absolutely not worth the money. Homeless people and other non-residents walked around the property every day — near parking areas, trash rooms, and building entrances. There is no security at all, and my children often felt uncomfortable being outside even during the day. The smell of marijuana was constantly noticeable throughout the community. Mail issues were constant. All mailboxes in the entire complex were broken into at the same time, and every resident lost letters and packages. Had an issue with my AC, garbage disposal (including a broken pipe), and stove all at the same time - he was quick to respond and completed repairs beyond my expectations. I just moved out of The Missions at Rio Vista recently, and honestly, I already miss it. I really enjoyed my time living there, it’s one of those places that just feels good to come home to. The two pools were definitely a highlight for me. Super clean, always a nice vibe, and never too crowded. I spent a ton of weekends relaxing by the pool or jumping in for a swim after work. The hot tub was also a favorite, especially in the evenings. The location is awesome—right in Mission Valley, close to everything (shops, restaurants, the trolley), but still feels tucked away and quiet. After living at The Missions at Rio Vista for two and a half years, I can confidently say this has been the worst apartment complex I’ve ever experienced. I’m beyond relieved to have moved out and never plan to return. At no point during my time here did I feel safe or comfortable—this place was truly disturbing on multiple levels. If you’re okay with homeless people smoking crack outside your window, digging through trash areas, engaging in inappropriate behavior in stairwells, or constantly dealing with mail theft and loud, late-night parties at the pool, then this might be the place for you.
