AVOID MOVING HERE!!!!!! 2 star because unit was decent. Property management was a headache and half from day 1. No keys provided and they gave us the wrong door code on our move in day. No washer dryer was installed until I annoyed Isaias (property manager) for 3 months straight. Even then he brought up a broken washer dryer from the unit below us. No sense of urgency or respect for residents. Good luck getting ahold of the property management and even if you do they’re likely not to do anything at all. Also when you turn your sink on there’s no way to do cold water only. So be prepared to melt your face off with the hot water. Pretty sure my neighbor worked via OnlyFans and was the definition of the worse neighbor. Moved out a month early it was so bad and STILL HAVEN'T RECEIVED SECURITY

The apartment is pretty, and that is why I gave more than one star. But it has been an absolutely awful experience living here. I know my neighbors have had similarly horrible experiences with the management and the property overall. Countless issues. You will definitely suffer with an incredibly poor (if any) maintenance/management response if you live here. I wanted to love these apartments, and thought that I would, but it’s been less than 6 months and I have lots of complaints. Just as an example, my apartment flooded with sewage; no I am not exaggerating. The entire bathroom, and parts of the bedroom, hallway, and living room all flooded with raw sewage. Poorly run & maintained. Landlord is slow to respond...if at all. Continuous problems with keys, locks, washer/dryer, furnishings, appliance issues, unclean near garbage...stuff tossed everywhere by dumpster which is a breeding ground for rodents etc etc. Just because the location is nice, don't be fooled. Tenants move in and are quickly shocked & disappointed by the landlords lack of professionalism, caring and responsiveness. It's inexcusable. My friend lives there and I can't wait for them to move so they won't have to deal with this mess.

I recently moved into the Lux on Briar and I just want to say that so far it's been a great experience. There were a couple of small hiccups but Maria and Cierra have been extremely easy to work with. The location is amazing (close to little 5 points and ponce city market) and I am in love with the apartments themselves. The renovations are very beautiful and I believe the apartments are well priced. The buildings are also very secure. You need a code in order to get into your building and everything on the property is clean. My neighbors are also very nice and I believe I will be living here for a while :)

Do not rent here. The management staff operates with a lack of professionalism. The review about water issues are true. Updates to the apartment are somewhat nice but the issues out weight them significantly. I currently have a rodent infestation that management doesn’t appear to care about. Yes, rats are currently entering my apartment from the outside. This has been an issue for roughly a month now. As if that’s not bad enough, mgmt seems to think that being irritated, frustrated, and upset with the situation is unwarranted. Save yourself some money because they are over priced and the headache of dealing with unacceptable living conditions is not worth the cost.
