The Landings at Brooks City-Base

Over the past few years that I’ve lived at The Landings at Brooks City Base, I can say that overall I’ve enjoyed residing here. The community is generally quiet, and I’ve had a positive experience with my neighbors, who are respectful and not loud or intrusive. Maintenance has consistently been reliable and prompt whenever work orders are submitted, which I truly appreciate. The front desk office staff are friendly and welcoming; however, there does seem to be frequent changes in management, which can make communication feel inconsistent at times. One thing that stands out as odd is the property’s design—some buildings offer balconies while others do not, which feels inconsistent and somewhat unusual, especially given the rent pricing. The tub faucet in our room has been leaking since January 18th, when we made the maintenance request to get it replaced so that our water bill wouldn’t be high. They have yet to send anyone so if you live on building 12, (since water is a payment shared amongst the building) good luck on your water bill this month :) that is if we don’t take this to small claims court. UPDATE: The issue was fixed a couple days ago and the manager property did reach out to make sure the maintenance request was fulfilled. Thank you Estelle (I hope I spelled that right!) for caring about your tenants, it truly means a lot knowing we’re heard.

**COLLEGE STUDENTS BEWARE OF THOSE COMPLEX! THIS IS THEIR MOVE IN READY APARTMENT WE MOVED INTO. THEY DID A WALK THROUGH THE DAY BEFORE AND MADE THE DECISION THAT IT WAS CLEAN AND READY TO MOVE IN.** Oven was filthy. Checked behind the air Condition filter. **UPDATE** Nothing has been done to fix the issues we had. No washer, leaking sink, Moldy AC unit. If you look at my update review I have a picture of Mold test kit that shows stuff growing in it. I made a BBB complaint and they did not reply to this.*** BAIT & SWITCH so watch out because once you complain they will stop communication with you and not fix items you ask them to fix. The place has definitely gone down hill since the new management company Internacional took over. Trash and discarded furniture litter the front and everywhere else on the property, management doesn’t seem to mind the look since nothing ever gets done to clean it up. Definitely NOT luxurious. Trash litters the inside of hallways and stairwells since residents leave out garbage which causes rodents to openly call it home. If you don’t mine coming home to roaches, possums and raccoons in the hallways you’ll love this place. For the price of rent here, I would definitely consider looking else where for a “luxurious” apartment.

I’ve been a resident for about 8 months with no issues. I registered my new vehicle in the app as required, yet it was still towed. I’m a resident, and this is unacceptable. Management said that was old owners policy not theirs anymore,least they could do is reimbursement of any towing fees.
