The Hamptons at East Cobb Apartment Homes

Worst apartment complex I have ever rented from. Moved in last August and had issues right away. The fridge stopped working wasting $100 bucks worth of food that we had to wait over a month to be reimbursed for. Then constant issues with the central air unit first no air then no heat and now no air again. They have been through more staff on the office and maintenance than I have seen before. Our Internet was forced into our rent and then they charged more after the conversion even though we were paying less. We were told we would be reimbursed but still waiting for that three months later. It's been a nightmare here, save yourself the trouble and look elsewhere.

Whatever you do, DO NOT MOVE HERE. We have lived here for almost two years and it’s been a terrible experience. The website says luxury awaits yet the pool has not been usable once in the two years we’ve been here. The trash has been sitting in the parking lot for about two weeks. They changed management in March / April and said things would improve, they’ve gotten worse. There has been 5 or 6 new property managers just since they took over like 6 months ago. It’s like a revolving door, any time you go up there it’s a new person. People leave their barking dogs on the back porches and even after we notified management about this and we were promised something would be done nothing has changed. In the span of my 1 year lease, my unit was flooded because of faulty piping. A unit below mine caught fire and we were not alerted. The hot water tank broke and was not fixed for an entire month. I was unable to shower or wash dishes or clothes. Maintenance supposedly fixed it, but they only reset the tank instead of fixing the part that was broken. This happened 3-4 times before the replaced the tank, which still did not fix the issue. This caused me to have to stay somewhere else during this time due to not being able bathe. During the small fire that took place in the unit below mine, my partner and another resident was able to get into the unit and put out the fire, and remove the objects burning (due to something being left out and catching fire). Beautiful community and service! After Arcan, the new management company took over, I can see the efforts for improvement in all areas. Nori, the property manager cares about her residents and Litli is wonderful! The grounds tech is absolutely the best!!! I recommend this property and the floor plans are amazing!💯

Extremely disappointing experience. On February 1st, Building 100 has been without water since 3:00 PM, and as of 10:30 PM, the issue still hasn’t been resolved. My husband called the office multiple times, as well as the emergency number provided by management, with no effective response. Unfortunately, this reflects the overall experience here — poor management, lack of communication, and a clear unwillingness to help residents. Issues are never properly addressed. If you’re looking for a place to live with basic services and decent management, I strongly recommend looking elsewhere.
