The Grove at Lubbock

I was charged $268 in “damages and cleaning fees” after moving out, despite leaving the room exactly as I found it. I took photos at move-out, which I’ve attached, clearly showing the condition of the room did not warrant these charges. What’s most frustrating is that after dealing with this, I went back and read reviews — and unfortunately, this appears to be a pattern. Many former residents report the same thing: unexplained or exaggerated move-out fees regardless of how well the unit was maintained. Disappointing experience overall, and I would not recommend leasing here based on how move-out charges are handled.

HORRIBLE PLACE!!! Staff is untrained and knows nothing! Me and my boyfriend lived here for 2 years, when we found a new place we asked if we could move out a month early to save money on our rent! The employees and management told me that we could and they would turn off our water and electricity when we turned in our keys and all we would have to pay is the base rent! I triple checked with them multiple times and they continued to reassure me that everything would be fine! We move out and they have charged us for, electricity, water for a month that it was turned off and we weren’t even living there, our rent amount was also wrong! if you get assigned any unit past 4 or 5 the quality significantly decreases. the expectations i had for this complex may be skewed by the unit i had toured & the one my sister lived in before this lease year. if there’s problems with their system just know, YOU are paying for it. i got charged fees on my rent after paying it on time(on the 1st), but they SENT BACK MY PAYMENT on the 4th. the utilities are increasing due to issues they have with the appliances in the unit, they’re older models & most likely they do not care about the quality as long as it works. there is constantly trash blown around the stairs, walkways, & grass. the gates can be unreliable at times, the front keypad to get in doesn’t work at all, & sometimes the app goes down! :) no matter how many times you ask them to g

The Grove at Lubbock is awesome in my experience. I have only lived there a month so far but it’s great! The rent is affordable for a university student, the grounds are clean, the apartment is well intact and new looking, and the roommate match system works! I would recommend this place if you are a university student or single working woman. It feels safe and is not in a shady part of town.

I do not recommend living at this apartment complex. The premises are consistently filthy and poorly maintained. There has been constant maggot and fly infestations because the trash is rarely never picked up by the valet service. Maggots have not only infested the area outside the apartments but have now begun to appear inside my unit as well. The living conditions are deplorable. It is becoming uninhabitable. The entire environment is filthy and unsanitary. Management is horrible and unprofessional. They are rude, dismissive, and completely unapologetic. They don't care about your concerns. This is just one of many ongoing problems I've had to deal with due to managements negligence.
