Website Photos Do Not Reflect the Unit Delivered! I wanted to shed some light on my experience with the unit delivery and costumer service I felt I have gotten from this place. I signed my lease based on the photos advertised and verbal confirmation during my tour that the unit would be renovated by my move-in date. Based on that information, I moved forward with signing and paid my first month’s rent. When I finally viewed the actual apartment, I was surprised to see that it was neither renovated nor in proper move-in condition. I documented multiple issues with photos, that included a missing stove burner plate, exposed wiring under an appliance, stained carpeting, rusty shelving, visible wall damage, old detreating mirrors, and general cleanliness concerns, among other things. ⚠️Since the transition from The Arch to The Grand at Buffalo Run, this property has seriously declined in management quality, maintenance reliability, and overall accountability. Maintenance is constantly changing, and issues take far too long to resolve. I have personally gone over a month without a working washer, with repeated delays and no urgency. Living without essential appliances for that long is unacceptable and shows a lack of respect for residents. 🛑While the complex prioritizes landscaping and cosmetic remodeling, core living issues inside units are not handled properly. Front office person was hostile from the get go, gave the vibe that they don't want new tenants. They also scheduled me for a tour and I recieved updates about said tour until I showed up and said they aren't doing tours due to renovations! That's fine but get proper things in place so mistakes like this don't happen in the future. A smile goes a long way.

One of the Worst Housing Experiences, Do Not Move Here 🛑 I’ve lived here since Fall 2024, back when the property was still The Arch at Abilene. At first, it was decent, not the most updated, but fair for the price. Unfortunately, since the management change in July 2025 (when it became The Grand at Buffalo Run), everything has gone downhill fast. Communication is nearly impossible. The front office is constantly closed, phone calls go unanswered, and emails are ignored. Residents are told to pay with money orders, but the office often isn’t open to accept them, and then we’re charged late fees anyway. There are also random “mystery fees” added to our accounts with no explanation and no one available to clarify them. Maintenance is just as unreliable, my kitchen light was out for over t

Worst experience with filthy apts.that are rented as is. Mold on showers. Doors that don't close. Look somewhere else. Asset living is apparently the owner, but doesn't commit to customer service. No contracts are honored when owners change, although it is Texas law to abide by the initial contract. Photos and videos to follow.
