The District at Cypress Waters

Jonathan is an excellent maintenance employee who’s very attentive, knowledgeable, and serviceable with any maintenance needs. When my ceiling fan stopped working, he facilitated the ordering process and came back to install a brand-new fan once it arrived. Everything was handled efficiently and done right the first time. He also oversaw and fixed an issue with the coil in my A/C unit, making sure it was fully resolved before finishing up. Jonathan always communicates clearly, takes his time to do quality work, and makes sure everything is in great shape before he leaves. He’s definitely one of the most reliable people on the maintenance team at The District at Cypress Waters.

Great place to live if you want to have peace and amenities. I love the location as it’s just opposite to North lake coppell and office. Also the services are quick and get resolved within day.

I’ve been living here for a while, and one of the biggest issues is the lack of proper maintenance—especially when it comes to water drainage. Every time it rains, large puddles of water collect on the walkways, making it difficult and unsafe to walk through. The water just sits there for days, creating a breeding ground for mosquitoes and adding to the already poor living conditions. Despite raising complaints multiple times, there’s been little to no effort from management to resolve the issue. It’s frustrating to see such basic maintenance being ignored in a community where we’re paying good money to live. Until they address these ongoing drainage and upkeep problems, I can’t recommend this place to anyone looking for a well-maintained apartment.

Management suffers from trying to automate everything. When applying, you'll likely deal with many different agents that aren't tracking conversation history. You'll get conflicting information on availability and have to do the extra leg work to keep everyone accountable and triple check. Automated emails that don't make sense. You'll deal with elevators that haven't been fixed in over a year. Good luck moving furniture or if you're wheelchair bound. Fire riser room has been having the alarm go off endlessly. It's like no one cares. People don't clean up after their pets. Constant annoyances and lack of service. Endless annoyances.

Seemed like a great apartment complex at first but it is constantly under maintained, I am constantly sending in request for the AC, Smart System, or the power goes out. I moved into an apartment that was not apartment ready and received zero compensation for it and now the long list of things they are saying they can charge after not giving me a clean and functioning apartment is absurd. Smells terrible and they do not keep the complex clean at all. The gym has not replaced the dumbbells or fixed equipment since I have moved in.
