The Cooper

I’ve lived at The Cooper @ Reside BPG and, while I haven’t had issues with most aspects of the property, I did experience a serious problem with mold in my unit. Despite reporting it on 7/10/25, management did not resolve the issue within the 15-day period required by Delaware law. When maintenance finally came, they entered my apartment without notice and only sprayed and recaulked, which did not address the underlying problem. Other than this situation, I did not have major complaints about the property itself, but the way this issue was handled left me extremely dissatisfied. Potential renters should be aware of how maintenance and management respond to health-related concerns.

Sam & Alexa, It's unfortunate I have to write this publicly but clearly sending an email does not work. A. I have asked for the move out process paperwork since giving my 30 day notice on 5/1. As of 7/4, I still do not have this paperwork. B. When I was moving out, Sam (mgr) I spoke with you again about my paperwork face to face, in which you told me you would send it that day. That never happened. C. I've asked about my security deposit and yet I've heard nothing. D. Upon moving into The Cooper, I was moved into a unit that was not fully cleaned and a broke window that took over two months to get fixed. E. When I'm clearly frustrated you say, I'm the one with an attitude. Who would be happy paying over $1600.00, contractors keep bringing the wrong windows, dirt being tracked in and

Unfortunately I am here editing this review yet again! The Cooper was awesome when the previous property manager, Krista, was there. The Property Manager that took her place has greatly diminished my opinion and my outlook of The Cooper! Changing the original 5 star review to a 2 star review, now a 1 star! They got rid of one bad property manager, which was warranted! My job transferred me. I did and gave all the necessary documentation to be released from my lease. I have the Property Manager Samantha the documents, the early release was approved by their corporate office. I was informed that when corporate send my security deposit to the office, that I would be sent the check minus any cleaning or apartment fees once I vacated. The hubs and I just moved here to be closer to work and we love it. The whole place is a vibe! Krista and Garrard are great and I’d say at least half of the residents are dog owners. Everyone that we’ve met are super friendly and the area has really turned a corner over the past few years. I anticipate Wilmington becoming the Austin of the East within the next 10 years and The Cooper is already setting the trend.

Living at The Cooper is great. I truly have no complaints. The staff here are incredible people and super accommodating and we have awesome neighbors as well. I would recommend anyone to check this place out. The courtyard is picturesque and the view from the roof is something to behold.
