The Conwell Apartments

I have had multiple negative experiences with the management of this building: 1- Communication is poor, and response times are not as quick as we need; emails regarding questions or complaints are rarely addressed promptly. 2 - I moved in October 2024, in September 2025 they charged an extra $1,000 due to an administrative error, the charge had not been applied to my account. Since then, we have been trying to resolve the issue with no clear information that allows us to identify if the charge was correct. Cockroaches frequently appear in my kitchen, and requests for pest control take days to be addressed; my most recent request has not been responded to after 6 days (02/12). Not recommended. ZRS Management is failing to uphold its obligations to the residents of the Conwell. - BAIT & SWITCH. The unit that I initially viewed and offered a lease for was switched for a different, less desirable unit, when I signed the lease. Upon move in, I discovered a horrible smell consuming the entire floor of my new unit. This smell and its cause was not disclosed by ZRS Management. ZRS management later admitted they were aware of the cause and existence of the smell. We learned that the cause of the smell was deplorable living conditions of a resident on this floor and that resident’s ultimate death. This unbearable smell consumed the entire floor for weeks! It delayed our move in and caused gastrointestinal issues. - ROACHES. ZRS has failed to remedy building wide roach

EDITED TO ADD (2/8/26): ZERO STARS Despite the Conwell’s assurances in their comment below (that they would help me, that I just needed to reach out to them), I’ve sent near daily reminders about the uninhabitable conditions and even called the office during the latest ONGOING GAS LEAK (that The Conwell pretended was not happening and then falsely represented to me that the leak was fixed even though the leak had not even been properly diagnosed), broken unsecured main building doors, broken elevators, failed main building fire alarm, my lack of smoke detectors, etc. When they actually decide to talk, they are all talk no action, but for the most part they have ignored me since the initial post. I would love to give this place 0 stars, so I’ll dedicate the one star I’m forced to select to my wonderful neighbors and fellow tenants of this building. The Conwell has been under three different management companies since we moved in, but the current one, ZRS, is by far the worst. They consistently use bullying and intimidation tactics to deflect from their poor management style. In the past few months alone, i have had three packages stolen (two within the past 2 weeks), experienced multiple break ins, and have woken up to a terrifying scream at 2am that no one has followed up on because the cameras (allegedly) don’t work. 🚩 🚩 RENTER BEWARE - ZRS management is completely unaccountable and unresponsive to tenant concerns. Repeated complaints about serious pest issues have been met with minimal, ineffective action. The lack of care and responsibility from management makes this property a frustrating and unhealthy place to live. Think again before moving here!
