*** DO NOT MOVE HERE *** we lived here for 1 year and are so beyond thankful to be out considering it was one of the worst years of our life being forced to live at the carmichael. please tour before you sign any lease because they label themselves as a luxury apartment but are far from it. what they charge for rent is a joke! - parking garage: first of all it’s disgusting and covered with trash and cobwebs and it leaks when it rains, residents literally go as fast as they can driving down the ramp and i’ve almost been hit twice, and sometimes the gates close sometimes they’re always open allowing anyone to enter inside. hallways/stairwells: the hallways and stairwells are just as disgusting covered in trash and grime and it always smells like weed or just smells bad. there’s cobwebs in
I can’t say enough great things about living at The Carmichael! From day one, the experience has been nothing short of amazing. The entire community is clean, organized, and so well maintained — you can truly see the pride they take in keeping everything looking beautiful. Ashley and Samantha have been absolute gems throughout my time here. They are always friendly, approachable, and genuinely willing to help with any questions or concerns I’ve had. No matter how big or small the issue, they handle it promptly and professionally, and they always follow through. It really makes a difference knowing the management team truly cares. What stands out most is how hard they work to make sure residents feel comfortable and satisfied in their homes. You’re not just another apartment number here —
I am providing this feedback from a marketing and customer experience perspective. I toured The Carmichael and paid the $250 application fee. Bailey was kind, professional, and personable during my visit, and I appreciate her assistance. That said, I was concerned by the overall condition of the property. I was surprised to learn the building is approximately five years old, as many of the common areas—including walls, doors, resident entryways, and walk-through corridors—appear significantly worn and outdated. After touring the property and reviewing resident feedback, I ultimately decided not to move forward due to concerns regarding maintenance, security, and overall upkeep. I had a fantastic experience living at The Carmichael! From the moment I moved in, everything felt welcoming and well-maintained. The unit itself was spotless, modern, and thoughtfully designed, with plenty of natural light and a layout that made it feel spacious and comfortable. The amenities were a huge plus—quiet surroundings, reliable appliances, and convenient parking made day-to-day living stress-free. The location couldn’t be better, with easy access to shops, restaurants, and HEB, yet still peaceful enough to feel like a retreat. Management was responsive and professional, always quick to answer questions or handle any minor issues. I have been a resident here for 4 years and loved living here for the first 3, however in this past year with constant management changes and rates rising as the overall property quality has decreased, I can not wait to relocate. My biggest issues are as follows and I have contacted the office multiple times about my concerns and never received a response back. First is the amount of animal feces and urine in the hallways and around the exterior of the complex. We do not have a dog and yet right outside our door there has been feces left for now 12 DAYS! Even after calling the office it is still there. It is not only disgusting but it is a health concern. Managers email reminders about “cleaning up after your dogs or you will be given fees” however there are no cameras in hallways to keep
