Market Renter who meets the qualifications and would've been a fully approved lease however every time I scheduled a tour and the tour was CONFIRMED the leasing office was never open when I arrived. Their phone lines were also cut off so there was no way to really communicate. Very unprofessional. Then after the tour she said they don't have availability for 1br. I then told her I would qualify for a 2br as well she wasn't taking me seriously and then tried to say oh well the income qualifications were about to change. Very dismissive like she didn't believe i was an actual renter. This was back in Nov/dec and safe to say I happily leased elsewhere. I work in property management myself and this property left a bad taste in my mouth so I just had to double back and share my experience. And
Its a decent place in a great location. I'll start with the bad: 1) You should understand that this is low rent housing in an increasingly expensive neighborhood. A good portion of the tenants are on housing vouchers and rapid rehousing. While the community is generally friendly, you should be familiar with this type of community before leasing. 2) The trash rooms on some floors at some times leave a terrible smell about the floors of the building because of some tenants not properly disposing their trash. And on the weekends there is no maintenance so it can get pretty nasty if tenants do not clean behind themselves. Not a good place to live if you don’t like noise. Leasing management is very messy. Spends more time in your business then fixing stuff. Referring to the old leasing management and maintenance. Definitely got to the point I had to get a restraining order. So please think before moving here.
Leasing office staff are not friendly, professional and welcoming. Maintenance staff is polite. Security guards at night are polite. Cabinets, washing machine and dryer are nice inside the apartment. Apartments are small. Application process took about 8 weeks. When completing initial application was told parking was free, only to later find out your vehicle must be registered in dc with lessee name at time of signing lease. Will tow vehicles and $500 ticket anytime. No parking for visitors. Streets ticket as well. Super busy area, lots of traffic which is semi expected here but cherry bombs year round, not expected! The staff in the leasing office have disgusting attitudes and they aren't friendly people AT ALL! The customer service is very disappointing to say the least. Sometimes they don't respond back to emails in a timely manner and their communication is horrible. The trash rooms are always filthy and stinky which causes the entire floor to smell. Residents would rather throw bags directly in the room instead of down the trash chutes which draws lots of flies AND ROACHES. They have absolutely NO home training. The elevators often have issues. The front of the building smells like dog urine because the residents have nowhere to walk them, sometimes they even pee in the hallways and the owners don't clean up after them, so it doesn't get cleaned up until the building cleaners arrive.
