Terra West Management Services

I have had an extremely frustrating experience living at this apartment complex managed by Terra West Management. Communication is terrible — phones are rarely answered, even during emergencies. There is never anyone available in the front office, and when you actually need help, you are left completely on your own. My vehicle has been repeatedly targeted for towing over a cracked window, even though the car is a 2025 model, does not leak oil, has no broken or falling glass, and is completely drivable. The cracked window occurred while under the care of their security supervision, yet instead of helping residents, they are quick to issue violations and push for vehicles to be removed immediately. If I could give them zero stars I’d still ask to give them less. I’m an active duty military member who moved out of a TerraWest managed home in November of 2025. I gave them an official notice to vacate due to PSC orders well in advance of the 30 day requirement, likely closer to 90-120 days. I updated them on any changes regarding a specific move out through out the whole process. When the first of the month drafted my entire rent for the month I simply requested I be refunded the prorated amount after moving out. Here I am in January 2026 and they still can not communicate that I will receive my prorated rent refund. They have to check if they can perform a “one time courtesy” refund for the mix up. Unfortunately Terra West has been our HOA provider in the village of Centennial Springs over the past couple of years. Their management lacks taking care of the resources, and are inconsistent with violations. They may violate their own rules, but they are quicker than lightning to write you a violation for some b/s weeds, a light fixture (broken from their “encroached” trees-see attached pictures) But will they fix that? Of course not! So I chopped that down on their behalf and left a pile of branches for them to clean up. They really get their rocks off by driving around on their little Terra West vehicle trying to find any little things possible to write a violation on. Talk about double standards. I highly doubt that they’ll respond to this because they are cowards hiding in their own

Zero stars. I have been trying to get a code to my own gate to my community. I’ve owned the house for 4 months. I finally put in a request online. Nothing. I call and leave a message. Nothing. I just tried to call again and it took 26 minutes of ringing to get a voicemail message.

I am an owner that pays this horrendous company to manage my building and they literally do not send me any pertinent info, invoices just late fee requests! They never answer the phone and never reply to my countless emails. I have been in person and they claim things will be resolved and nothing changes. It’s disgraceful and should be illegal. Horrible company. Not to be trusted.
