Management is pretty much non-existent.Management reportedly claimed they "don't have a budget" for ADA exterior entrances while simultaneously offering a $1,000 Resident Referral Bonus. I don't think they care even remotely about the tenants. Only the money coming in from rent. They're going to continually cause people to move out,break leases early, if they do not maintain the property to even a reasonably basic standard. The trash rooms are disgusting.The entire building usually smells like trash.I'm done. If you ask them about the incompliance of the "ada" entrances on the exterior of the building, they say they don't have a budget for that .They're offering a one thousand dollar referral bonus.For any new movins lol. I love my apartment at Strata with lots of light, great location and respectful neighbors. The security of the building is an added bonus. I moved in when it first opened! The onsite staff are kind and have been responsive to addressing issues within my apartment. But, after the initial occupancy, the standard of care for maintaining the common areas has declined substantially. Physical access to the building is very challenging because of the heavy doors. The plan for an automatic door was never completed. Accommodations for individuals who need ADA access are not available as of today. Hopefully that will change soon along with the other unresolved issues noted in the reviews. We have a community of residents that enjoy the benefits of living in a sanitary and well kept environment. H

I recently moved into Strata and I love it ! The location is awesome. Right in the middle of Old Mill, but with private parking !! There’s a super cute common space with games, tv and shuffleboard. Extremely dog- friendly! The staff is super kind, they greet me and my pup with a smile every morning on our way out the door. Even the maintenance man for the building is super kind and professional. I had an issue with my sink and he was over the same day to fix it. Highly-recommend if you are looking for an upscale, secure apartment in Bend.

My wife and I recently moved in and, after our first month or so, are elated to call Strata home. The location is super accessible, the staff is responsive, and the unit we live in is spacious and modern (1bdrm, 4th floor). I utilize the massive rec room (cold brew on tap, movie room, shuffle board, WFH pods) once a week for D&D sessions with friends! Even our dog loves it, often looking down from the balcony window onto the baseball fields to see the other dogs. We’re Bend locals, and if you’re from Bend you’ll know it’s hard to find such value on a locals wages but we found that at Strata.

**Update (over one month later): Unfortunately, despite my review and several conversations with staff, very little has improved. The stairwell carpets were cleaned, but not vacuumed before or after, leaving the same debris behind and actually making the smell worse. The company did an extremely poor job and hallways weren’t done at all. The baseboards were never touched and remain dirty. A month later, the stairwells are still disgusting, and trash rooms continue to be neglected. When I bring up concerns, I keep hearing “we’re working on it” — but at this point, that response feels like lip service. Yes, some responsibility falls on residents to clean up after themselves and their pets, but the much larger responsibility falls on staff and management. I know this because the standard of
