Springs at Three Oaks Apartments

⚠️ HIDDEN FEES, BROKEN GATE, POOR DESIGN, PAPER-THIN WALLS & ZERO MANAGEMENT, FIRE ALARMS, HORRIBLE SNOW REMOVAL – THIS IS NOT LUXURY/PREMIER LIVING! ⚠️ If you’re thinking about signing a lease at Springs at Three Oaks (now rebranded as “Premier Living”)—READ THIS FIRST. When I moved in back in Dec ‘23, this place looked like a nice gated “luxury” community. Fast forward, and it has become a complete joke: ⸻ 🚧 PROPERTY & AMENITIES • The gate almost never works. So much for a “secure gated community.” • The pool is tiny—way too small for the size of the complex. • Snow removal is horrible. Sidewalks stay icy, and parking lots are barely salted. Winter is dangerous here. They claim they reach out but the service just got worse. Id assume someone is getting kickbacks for using that compan

We’ve lived here for 5 months and have loved it so much. The community spaces are always clean and well maintained, maintenance requests are always completed in a timely manner, and the staff is super kind! The apartments themselves seem pretty well built, we very rarely hear neighbors and have no structural issues with our apartment. I highly recommend this complex!

I cannot say enough wonderful things about The Springs at Three Oaks in Crystal Lake, IL! Since moving here from rural North Carolina, the transition has been smoother than I could have ever imagined, thanks to this amazing community. From the moment I toured the property, it was clear that The Springs was a standout choice. The meticulously manicured grounds caught my eye right away, and the thoughtfully designed apartment layouts set it apart from the other complexes I visited. The highlight, however, has to be the two fantastic dog parks – an agility park and a large standard dog park. Coming from an area where my dogs had ample space to roam, these parks have been an absolute blessing. My dogs couldn't be happier! After comming from another "luxury" apartment complex. I have not a single complaint. There is a true sense of village/community here. Everybody says hello, good morning. The office staff is all very friendly. The maintenance team is amazing. This place actually feels like home. Very clean and fast response to issues. The community is VERY dog friendly which is amazing to see. All around very happy here. One thing I wish they thought about was the children getting to and from the bus stops through the secured gates. However, we LOVE that they are secured and feel very safe here. The reviews are mixed and was hesitant, but very happy we decided to come here.

Current Resident. Even though they market themselves as a luxury apartment the quality, or lack thereof is highly noticeable once you begin living in the space. 1. During winter, the grounds are absolutely not maintained. They hardly ice the sidewalks let alone the plow the parking lots. When they do plow, its after 10pm when the snow is already so packed down from the day that you wake up to a nice ice rink outside. I cant emphasize the huge inconvenience this brings. 2. The sealing on the doors are a joke. Attached here is a photo of our patio door on a MILD winter day. We now constantly have a towel blocking the door. 3. The whole trash situation drives me crazy. They have you pay for "Valet Trash" and supply you a trashcan that you are supposed to put outside your front door most n
