Springs at Port Orange

We have lived here for almost 2 years and we absolutely love living here at The Springs of Port Orange. It’s a very peaceful and quiet community with beautiful landscaping and a nice lake to walk around. We are walking distance/a short drive to the Pavilion, Aldi, Publix, and Kohl’s, and we are also very close to other shopping centers such as Target and Walmart. Plenty of restaurants surround the area and we are around a 10-15 drive from the beach. The apartment is clean and spacious, the pool area is really nice in the summer time, and the maintenance staff is great! We also love that we have a screened in porch and that our unit is direct access and we can park our cars right in-front of our front door every night. My husband, son, and I moved in 6 months ago and really love it here. The complex is kept very clean and well landscaped. All the workers from the office to maintenance are wonderful people that are always ready to help if anything is needed. The apartments are very spacious and clean. I have noticed if there is an empty apartment they do go fast because it is such a great (well located also) place to live!

These apartments are so amazing. The staff Is so kind. And when it comes to maintenance, I had a small problem and before I got back to my apartment the maintenance team was standing there waiting on me. I highly recommend these apartments if you want to be treated like a king. Also, the property and apartments are so very clean and we have the best neighbors around

Our feelings about The Springs Apt’s for a year in Building 6. lived there from Jan. 2025 to Dec. 2025. Management knows who we are and are very aware of the issues that existed in our building. Was extremely dissatisfied with the fowl animal smell in the carpeting, in master bedroom (the carpet should have been replaced before we moved in) which I communicated to mgt on several occasions, since we moved in. I was dismissed for months about the issue, and was given so many excuses as to why they could not replace the carpet, they had maintenance come in and shampoo “around” my furniture, this did not solve the problematic smell, then they had maintenance come in and spray a bactericide, that did not work, next excuse to not replace it, was because of lack of staff to get it done, then it

Where do i start, GERMAN ROACHES. Infested in every apartment. Terrible maintenance along side non existent pest control that you pay for. Management is terrible, very unresponsive and will cost you more cause they don’t care. Don't bother emailing, they do not respond. Read all the fine print I swear! Front desk never picks up the phone either. Before they wouldn't even let it ring once before they picked up, now you have to call 8 times to get someone who answers mad at you. BLACK MOLD EVERYWHERE. Overgrown grass always with incompetent grass people. When it does get cut every 6 months that is. ANTS AS FAR AS THE EYE CAN SEE. Whole bushes of them. Holes from dogs in dog park. Apartments are terrible. Also most of these reviews are from people who worked here. Management is writing
