Take your business elsewhere. If you've already signed, then you need to read this review before you PCS. This company has a terrible reputation for overcharging outbound Army families. They know these outbound military personnel have a schedule and reporting date. They know it's easier just to move on and lose the security deposit money. While the company claims to use competitive contracts, that is true primarily when the property owner will be billed for the repair. Such is not the case when ensuring the property is "move in ready." In those cases, when the property is vacant, Southern Coast Properties uses a contractor for the necessary repairs. That contractor gets the overwhelming percentage of repair orders. That company, so I am told, is owned by a family member. Note that

My nice moved in 111 Mary Alice Rd NE Lot 8 LUDOWICI ga, 31316 on May 26, 2025 win we went out to see the trailer they told us it was move in ready but after we went in it was things wrong , the kitchen floor is water damage and was coming up the back door and front door has water coming in the trailer where it's weting the carpet and mold the walls also has water in the the a/c didn't work and then it took them 3weeks to bring a new one but I'm not going to ill just show you'll what pictures say so we had a wire hit one of the children bedroom and that's win we had to say it's enough. And now we ask for ill money back a week ago they saying we had to wait you'll be careful of this company yes I report it. You'll to the HEALTH DEPARTMENT AND CODE ENFORCEMENT ALL YOULL HAD

Not impressed with their HOA services at all. They gave my neighbor and I a warning just days after the storm that hit GA about the grass being high. I understand the rules about maintaining the patio nicely kept but just after the storm to tell us that we neglected the regulation baffles me. I also have been fighting over the mandatory tree that they want in front of the homes being dead since I purchased the home and they cant even pick up the phone. They charge their clients for properties not being maintained however the that are pending purchase or other areas aren't kept! It must be nice just being able to charge for everything and not be any use for their clients. DO NOT RECOMEND!

They don’t take care of your house they never cut the grass they are the HOA in the area and they fine other people for this and they don’t take care of the places they are supposed to be taking care of

Please beware of this company…my daughter and her husband are in the military and upon renting the unit on Olmsted the walls were extremely dirty( we have a video) the floors weren’t clean and you can tell they didn’t do anything to ensure the apartment was cleaned properly. The air went out on a Friday and they didn’t have a afterhours number so they couldn’t reach anyone until Monday. Upon moving out this unit they kept the entire deposit( 1500) and requested an additional 300….saying the walls were dirty( same as move in) door stoppers were removed..( placed on the countertop) and other ridiculous things which were normal wear and tear. We have pictures and videos so therefore will pursue this in court. Please read these comments on this company before renting from them.
