Sooner Traditions

My home was built by Sooner Traditions LLC over a decade ago. It has been nothing but expensive problems. Both HVAC systems have never worked well, thousands of dollars spent replacing both systems because they cut corners on the ducting which causes some rooms to be too hot or cold. AC systems were inefficient because the wrong sized freon lines were installed. The doors and windows are full of leaks and dont open or close well because they were installed incorrectly without adequate shims. Some windows have developed black mold between the panes because they used the cheapest windows available. I am having to replace all the windows and doors. The office people are nice. The manager is stretched thin. He needs help keeping up with everything. He needs an assistant or something. The quality of the property was not the best. The price was great. When they fix maintenance issues they use a third party guy that can do good work but, more times often then not it's like putting a bandaid on a shotgun blast...... There was a urine smell in my apartment and they got my carpet cleaned once and it never fixed it. I cleaned the carpet twice with a store rental unit and it did nothing. They gave a blue liquid to spray on it and it didn't do anything. I got sick of the smell and there is water flowing in the vents when it rains... I think maybe there is mold in the vents. No real complaints other than they are impossible to get ahold of. Before I bought my townhome, management passed from Sooner Traditions to another and when I bought my townhome, we both are have a hard time getting in contact with someone there in order to get my deposit back.

The apartment that I lived in wasn't too bad, but as far as the management I can't say the same. They "lost" my deposit paperwork and threatened to file for eviction if I didn't pay it. Thankfully, I kept the records. Then their groundskeeper slashed the tire on my bike with the their weed eater, and they told me that was not their problem. Their exact words were "we can't be responsible for stuff like that." It wasn't a good experience.

We bought a house in July from Doug Waggoner, a sales rep for Sooner Traditions. BUYER BEWARE!!! In the two months we have been in this house we have seen construction of other homes begin and end with HORRIBLE construction practices. Not to mention our house is a piece of junk- flat paint in the entire house which is making the tape on the drywall lift, shoddy construction, nothing was caulked, shower leaks, and I could go on. We sold our eleven year old house, which was a David Weekly home and very well constructed, to move into this money pit. I have asked for things to be fixed, per the contract and they remain broken. I have sent emails to upper management and I get NO response. Please do not depend on your inspector to catch the morally incorrect flaws; he is looking that things are
