New build, clean and beautiful!! Majority of tenants appear to be young professionals. Walking distance to shopping, dinners, entertainment and of course the beach. Windows are either double or triple pane and it’s absolutely quiet. Management is available, professional and also kind. The pools and grounds are kept so clean. I’ve never had to reach out to maintenance. There’s a printer in the community room! I love it here. I’ve been here 11mo now and only moving to be with my boyfriend. There’s so many butterflies and hummingbirds because the grounds are thoughtfully planned to attract them. This place is beautiful. Rebecca and Amanda - thanks for managing this place so well!!

I would advise not to apply here. The leasing office reached out to me about an upcoming unit, but after I paid the $60 application fee and submitted my materials, there was no urgency or timely follow-up on their end. I had to chase down info needed to move my application forward. • The online portal is outdated and lacks user transparency. • Deposits are via check only. If you are not local to drop off a check, the 'bill pay' check takes 5-7 days but leasing only gives you 72 hrs for deposit refund. • No initial disclosure of the third-party screening company used during the application process, making it difficult to follow up directly. • Most professional complexes automatically send screening report details via the portal or email. We started out in a 1-bedroom and loved the complex so much that when our family started growing, we moved to a 2-bedroom just a few doors down. We really do love it here. The location can't be beat - the beach, restaurants, grocery stores, and beautiful nature walks are all within a mile of your door. And the freeway is so close that getting anywhere outside of Solana Beach is easy. The apartments are beautiful, bright, and spacious. We especially love the second floor units - with tons of natural light and vaulted ceilings that add so much spaciousness. The trees outside make for a nice view and block out the nearby street. I am not a resident at Solana Mar but I recently encountered an issue with parking and management. I was towed in a guest parking spot, where I have been parking (sometimes overnight) for the last year. When I went to speak with the management, I found it extremely difficult to get hold of them. They returned none of my calls, their office was closed when I left work early to speak with them despite the office hours that are posted online, and finally they informed me I had no chance at getting my money back and that it "happens all the time." NOWHERE on this property is there signage informing the guests that they need permits. There is NOTHING on their website and it is NOT IN THEIR LEASE AGREEMENT. We experienced a rent increase at Solana Mar Apartments that was justified with unclear and contradictory data. Management was unable to provide transparent, fact-based reasons for the hike and repeatedly shifted their explanations. When questioned, we felt dismissed and gaslit rather than listened to. If you value transparency and fair treatment, I recommend looking elsewhere.
