I am posting this review in my personal capacity to document events using public records and first-hand experience. Timeline: On June 30, 2024, I began renting from Align Communities, at "The Waverly." From the moment I took possession of the unit, until the present, Align Communities has been in blatant violation of my lease and numerous Florida statutes. On January 10, 2026, I began informing other tenants—using publicly available State of Florida records—how to independently verify apartment license status, preserve documents, and file complaints if they chose to do so. Update: Helene blew more fence over. I’m guessing no repair will be performed. Update: Milton blew the fence over. I’m guessing I’m going to have to mend this myself too. Sigh. You’d think they would want to be good neighbors I’m awake at 3AM bc their lights on the buildings still shine like daylight in to our house. 🤦🏼‍♀️🤦🏼‍♀️🤦🏼‍♀️ I’m a neighbor, not a renter, but my experience has been poor. My first experience was when I came home from surgery and noticed they had cleared all tree limbs and cover from approx 20’ down. Residents were now sitting on upper balconies staring down in to my back yard and watching me and was creating a safety concern. I’ll begin by writing that so far my experience with the Leasing Manager, Javier and Maintenance, specifically Oscar has been excellent. Javier is attentive, personable, and responsive. He truly cares about keeping his tenants content. In my renting he is by far one of the best Managers Ive had the pleasure of working with. Oscar’s knowledge and professionalism shine through. Everytime he’s exceeded expectations. He’s timely and you can tell he enjoys his work. While no apartment complex is perfect, there are always challenges with apartment living. I am glad to have moved here. Great job guys!

I had a water leak problem on a holiday weekend at 7 o’clock at night, I put in the work order sent them a text and they almost immediately Responded they called me and asked me what the problem was. I told them maintenance came over immediately got control of the problem. Came back the next morning with the right part even on a holiday weekend and got everything fixed. I don’t think they could’ve done it any Faster.Thank you. Sodo Flats and thank you, Javier.

It a dump, maintenance department sucks, I had a toilet over flowing it took them a week to address the problem, tenants pay the office $20 bucks a month for pest control I have been here 4 months and have only had service twice, it you are thinking of moving here do yourself a favor and look elsewhere, and the pool area if you like to sleep in the wee hours of the morning, don't plan on it here because this is party time for all the drunks and drug addicts that live here. I could go on and on about this dump.
