Can I go zero stars? This builder cuts as many corners as possible to save time and money. My main sewer line was put in with terrible workmanship. I can’t even live in my own home at the moment because of it and have a huge plumbing bill to pay. These houses should be built to perfection and they aren’t! Many owners have issues because of it.

Let me start off by saying, leaks don’t happen overnight, but Smith Family Homes denying warranty claims do. So hopefully once my complaint with the BBB is filed this week and also a complaint with the Georgia State Licensing Board, maybe they’ll reach out and attempt to make it right. We closed on our home in July of 2019. We love the house and of course we ran into everything that any new house runs into when they were building it, which is always workmanship errors. We have had gutters installed on this house since a month after closing. Fast forward to now August 2025, our home is now 6 years old. A leak appeared in our dining room in late June 2025. We submitted a claim to 2-10, the warranty company. They forwarded it to Smith Family Homes, after they received it, it was automatical

Bought in the Ramsey Landing community. Love that houses have land and you are not on top of one another. Thought that their homes were built in the quality that they profess to have. Unfortunately that is not the truth! Just ask people that have bought in and then try to get warranty work done because of the lack of quality work on the part of the sub contractor’s that La Mar Smith family homes hire. Make sure if you choose to buy from them you get everything you want in writing! Don’t let them come in with their I pad’s and scribble things down then ask for your signature. We built a new home built by Smith Family homes in the Fall of 2021 and have lived in the home for almost two years now. The home was purchased in the height of the buying crazy and after taking possession of the home it has become evident how driven the builder was to get this home finished despite flaws in the home. It honestly makes me sick to my stomach thinking about what we paid for our home and the worries about what might happen. We have structural problems in our home, walls are bowed outwards, points were drywall meet have buckled.
