I had an excellent experience with Smart Settlements. This was a complicated process with a lot of moving parts, but it was handled smoothly and professionally from start to finish. Crystal and Franklyn were outstanding—both were incredibly knowledgeable, responsive, and communicative throughout the entire process. Every question was answered clearly, expectations were well managed, and nothing ever felt like it was falling through the cracks. Even with the complexity involved, they made everything feel manageable and well organized. I highly recommend Smart Settlements to anyone looking for a team that truly knows what they’re doing and keeps all parties informed every step of the way.

Smart Settlements was the buyer's title co in a split settlement where my client was the seller. This was a very challenging transaction where there was a constant push and pull from the buyer agent and her buyer with the buyer almost defaulting in the last minute. What my biggest issue is with Smart Settlements is that they completely lacked flexibility when they knew how fragile this deal was from day one. I asked of them to please scan or make a second a copy for me as soon as the buyer side had signed the final ALTA (my seller had signed early the week before) and I would hand over the keys to buyer agent. The processor Karen Gun Shows instead emailed me back saying that "the final ALTA will be emailed the day after closing". To me, this is a lack of flexibility and accommodation! And

Smart Settlement LLC is by far the most unprofessional settlement company I’ve ever dealt with. The staff lacks the initiative and backbone to truly advocate for their clients, while the owners are clearly driven by profit above all else. They will go to great lengths to make more money, even if it means submitting incomplete or incorrect documents, only for them to be rejected later without notifying you. Meanwhile, they’ll assure you everything is perfectly fine. If you really want to understand how poorly this company operates, just speak to their former employees—many will tell you this company isn’t worth your time. With multiple locations, you’d expect a higher level of service, but unfortunately, Smart Settlement LLC is not the company you want to trust with your settlement. Beware.

I always experience excellent service and smooth transactions with Smart Settlements. They are a very tech savvy company and have an electronic process that is very convenient for the clients from start to closing. Evelyn is one of the best and most competent title attorneys in the game, always readily available to advise, and has a team that's consistently on point. Also, the DC office is conveniently located and so chic inside. I will continue to introduce my buyers and sellers to Smart.
