We are in week 2 of no trash pick up on the property. New management has allowed trash services to stop without a plan of action (private contractor) leaving the residents to live with these trash conditions . Pest control already visits the property every 2 weeks for roaches and mice ! This trash overflow doesn't help . Meanwhile grounds have been picking up the trash around the property , valet trash services picks up trash sometimes (less than the agreed days paid for by residents ), placing it on or beside the overfilled dumpsters. Plus people outside of the community are constantly dumping their trash and furniture at the dumpster, doesnt limit the amount of overflowing trash not being picked up .

First moved in everything was fine, until a few months in we got a $600 electric bill that we were confused about. We called smeco, they stated the people that lived in our unit before had the same issues. We asked the apartment complex to take a look at our apartment hvac system and they kept saying everything was okay. Mind you this was in the winter and our heat was blowing out cold air. Comes the summer, Our ac broke and they did not fix it until the end of summer. Our AC was blowing out hot air, They looked at our hvac system again to realize the whole thing needed to be replaced. They still took weeks to repair it. As this was going on, Our water heater began to leak as well. They fixed it, as we thought. Here we are in september and our water heater is broke again. New management AGAIN , Capreit is not good. Started without maintenance staff or contractors. It's been 3 weeks with no AC and no time frame for repair or any alternatives offered or available for residents. Tip: If Maintenance issue is not resolved In 30 days, after reported in writing file for a rent to escrow account to be established against the property they Charles County District Court. You will pay your rent to this account, and the court will not release it to the property until the maintenance issues have been resolved. Also file a complaint with Charles County Permits Growth and Management office in Laplata , they will investigate and issue fines against the Management company. We pay to live in safe and comfortable units.

Been living here for over 5 years. Management change every year so does employees. They don’t put no urgency into your emergency at all. I had to leave my door unsecured for two days with 4 young kids in my apartment. Now I’m doing a move and every time they call it’s a different situation why my move in has to be pushed back and back even more! Good thing nothing has happened to me and my kids in the mean time!

This place seemed like a fresh start and after a few days of living here my apartment was flooded completely due to some piping issues on the property. There was a leak in the water heater that spread from the water heater closet to my bathroom and bed rooms. When I called in about it it was after hours so no one was available I had to use someone’s wet vac to be able to get some of the water up until management finally decided to get around to it on Tuesday or Wednesday after the weekend past. They send it humidifiers and pulled up my carpets and there were nails that were exposed to my kids for almost a month. After they finally fixed my carpets they never put the base boards back around my bathroom sink now because of the cracks in the structure I have a problem with bugs I’ve complaine
