⸻ I do not recommend renting from Shoals Living. When I moved into my apartment, it was absolutely filthy — bugs in the freezer, bugs in the corners of nearly every room, huge hairballs clogging the drains, and even someone’s actual waste left in the toilet. Everyone deserves to move into a clean home, but that was clearly not the case here. To make matters worse, when I brought this up, I was told “my files can’t be found,” so there was no record of me notifying them. Luckily, I have pictures date and time stamped from my move-in day that show exactly how the unit looked. I lived at Oak Ridge for almost 4 years and was a stellar tenant — rent paid two weeks early every single month, never a late payment, never caused any issues. If I can give them zero stars, I would first, when they showed me the apartment, it was remodeled, and Stephanie, at the time that works there, told me I would have the exact apartment complex model like that, but she lied. First, I smelled horrendously when I moved into the apartment complex. It smells like wet dogs. Then I had mold all over the apartment, especially in the bathroom. First, they told me that they don’t have any rooms to move me to any apartment complex, then I had to ask the owner of the properties for them to switch apartments, and I thought it was the end, but my AC broke down. They tried to fix it three times, and I had a flood all over my apartment. They have a lot of bugs in the apartment, no matter how many times I clean it. There would be bugs, and the staff member

Ryan has been amazing and so great with communication! He made my dream college apartment come true!! Great company, great service, I hope to live here to e rest of my college years. 11/10!!

Sundance property management is absolutely awful. Rude staff, charge you fees that were their fault. Terrible to communicate with. Live anywhere not owned by them
