I've been here for some time and with many changes in their management. Old management would make me feel bad for needing any work done in my apartment. NOW, the new staff are so welcoming, nice, they hear you out and really try to fix whatever issues you have or address concerns. They do it so quickly as well, any issue they resolve within a day or 2 in most cases. Maintenance staff is on top of everything! If only the people living here were more respectful, they throw trash from their second floor, cigarette roaches everywhere in that backyard community spaces. Maintenance cleans very often, still I think this shouldn't even be an issue if people were much cleaner and respectful to the community.

First, in the normal hours, no one is in the office!!! Me and my friends have been there few times, and there is no one in the office and no one answering the phone call. This is ridiculous. Second, my friends moving day is Sep 15th, and she scheduled a time to pick up the key at 10am, however no one is in the office at 10am and my friend got there around 12pm, they said the assigned unit is NOT ready!??!! I have never had this before when doing move in. The office people said they are still cleaning the room and ask my friend to wait till 4pm. However, at 4pm the office ppl still said the room is not ready? Me and my friend only book the u haul for the daytime. This is waste of money and how they manage the move in is ridiculous and not reasonable. I cannot believe they ask the cleaning

Very expensive, poor service. Laundry machines constantly broken. The post office stopped delivering mail here because the mailboxes got broken into so often. Many residents (students) don't handle their trash properly and just throw it next to the dumpster; it doesn't get picked up so sometimes for weeks there is a huge trash pile so big it literally blocks parking spots. The complex is managed by FPI, a corporate property manager, who hires teenagers as the local property managers. They are incompetent and very slow. You WILL NOT get your deposit back from these people. The one thing the management cares about is the landscaping, which means you will have leaf-blowers right outside your window at 7am for 4 months of the year. The apartments are ratty. Shitty apartments and they scam people out of their deposits. Took $600, they don’t care about the people living there. Don’t waste your time and find a better place. Trust me when I say these people are scammers. -100/10 for service. They aren’t professional. There’s mold everywhere and the management team is the worst.

One UCD student to another, DO NOT LIVE HERE. They take advantage of students who have no time or money to take legal action. They took the entire security deposit from us, as well as every other student I know who lived there. In our case, we spent 4 days deep cleaning our apartment and left it it in better condition that we got it and still had to pay 500 dollars on top of our security deposit! Some of my friends had the time to go back and dispute this and Sharps and Flats admitted to them that they overcharged them. Save yourself the money and find another place. The management is also super condescending and maintenance will only fix things if it’s legally inhumane.
