After we signed the negotiated contract and were about to send the 10% to the seller we found out that the seller had another signed contract with a different buyer… after spending thousands of dollars on lawyer and inspection fees. We later learned that they had stalled answering our questions while doing our due diligence so that the Seller could continue to negotiate another offer and contract. We learned that the seller’s lawyer we worked with was one of two lawyers representing the Seller.
