Royal Vista Townhomes

My roommates and I had a great experience living here this past year. The property is clean and well-maintained, creating a comfortable and safe community atmosphere. Grace, the landlord, was professional, responsive, and genuinely seemed to care about the well-being of her tenants. Maintenance requests were handled promptly, and communication was generally clear and courteous. We especially appreciated the close proximity to UCF and the affordability. Splitting rent between the five of us made it manageable for college students. The only reason we’re moving out is due to changes in our roommate situation. Overall, we had a good time leasing with Grace and would recommend her homes to any group of students looking for a reliable and comfortable place near campus and shopping areas.

Grace can and will charge you for the most minor issues, for hundreds of dollars to a thousand dollars and it's in the lease, which you can't fight. The homes are built in a way that means you'll likely have some water damage. I get that housing near UCF is hard to find, but this place's rent is not cheap enough to make up for paying for normal wear and tear. Costs that a landlord should pay for upkeep of the property are 100% offloaded to the tenant. Grace, the landlady, is also not responsive and constantly forgets things. She will forget to fix things and it might take months before it does get fixed. DO NOT MOVE HERE.

We lived with Grace for two years. Any issues that we had while living there were fairly minor and were fixed within a week or so. The space is nice, safe and well thought out for roommate style living. Grace is easy to get ahold of and really takes pride in her properties. I would definitely recommend these townhouses for any group of friends looking to live together in an affordable unit that's proximate to UCF or Valencia. The only reason we left is because we didn't have as many roommates any more.

Absolutely do not live here. Grace (the landlord) is extremely unreasonable in any aspect you could ever imagine. At no point in time during the lease was Grace not berating my roommates and I, threatening to evict us, or enforcing new unfair rules that were not agreed upon during the lease. Grace completely disregarded the fact that we were well behaved non-disruptive tenants. Our direct neighbors were super loud (one was attempting to be a DJ, super trash at it though) and broke several rules of the lease, but grace did absolutely nothing when we brought attention to the issue. She will walk into a tenant’s locked house without proper notice. She will not provide proper notice of construction projects, and then threaten to charge you hundreds of dollars for not moving your car, lettin

I can not recommend living in this community for students or anyone else. Grace seems like a good person but her property management skills are lacking and the houses are very packed in. Parking is hard to come by and the trash services hate it when you use the only spots available. Grace will tell you one thing and expect the other. Good luck getting your deposit back as she will Nickel and Dime over things she previously said were ok.
