Retreat at Iron Horse

Retreat at Iron Horse is a lovely place to live! The management quickly responds to all questions or concerns and are such a delightful team to work with. They host monthly events for residents to enjoy and get to know each other. And the grounds are so well maintained and beautiful! The landscaping team does an amazing job of updating plants for every season. We also love the location—it’s close enough to Cool Springs shopping area and only minutes from beautiful, historic downtown Franklin, but it’s located in a quiet corner across from beautiful horse pastures and green rolling hills. I highly recommend it!

Absolutely avoid this apartment complex if you value your financial well-being. Due to repeated miscommunication and poor management practices, my account was marked delinquent, even though I tried to resolve the issue multiple times. Staff at the leasing office delayed processing my payment on purpose and refused to clarify key details, which directly impacted my credit score. Instead of offering any real help, they repeatedly hung up on my calls or transferred me endlessly with no resolution. Now, they’re attempting to charge me nearly $5,000 in what feels like nothing short of a predatory effort to squeeze money out of me. I am a young college student. Most college students only make enough to pay basic rent and expenses. What kind of apartment complex would treat a young girl this way

This complex has gone downhill since switching management. The new management is unprofessional and shows no respect for their tenants. Communication is poor, and they’re more focused on squeezing money out of residents than creating a livable community. Myself and some fellow neighbors have expressed the distaste the new leasing team brings. They tried to raise my rent by over $1,000 compared to my current lease, which is unreasonable and insulting. Because of their lack of care and terrible management practices, I will not be renewing my lease. I do not recommend living here.

For the past three months, my water bill has been more than double what it typically is, with the most recent bill being almost triple. I have not changed my usage one bit and I have been informed that I am not the only resident having this experience. The property management puts the fault entirely on their third-party utility billing company and says there is nothing they can do. They are unable to explain why this is happening or what actions are being taken to fix it. Only that it is being looked into. After doing some research on the aforementioned utility billing service, it seems this may be an intentional act and a common practice for them. My friend lives here and the place is gorgeous. The amenities are amazing and leaves my apartment in the Gulch looking super lack luster. I was here when the office was putting on an event for the residents. It was a bingo night get together and it was great. Spoke to the manager when I was there and she took the time to talk to me about being a resident. I think her name was Ashley. I am waiting for my current lease to end so I can move here. The next 3 months can't come fast enough. This place is absolutely amazing.
