R5 Homes - Ranches Estates

Our home was built in November of 2023. During the middle of last year, we noticed the walkway on the side of our home starting to sink. We alerted R5 about this prior to the year mark of our home being built, and their resolution was to just text a link to concrete lifting company. We asked if there was anything they can do to assist with the cost, but they said that because we were the second owners, the warranty for the concrete doesn’t transfer. After another couple of months, the concrete sunk even further. We contacted R5 again, they said they might be able to help, but then, after looking at it again, they told us that it would be too expensive for them to pay to lift the concrete, and that we need to pay to have it replaced instead. Would NOT recommend building a home with R5. This was the worst experience ever! Al promised us many things that he backed out on. Afsaneh (Sunni) was super condescending and not easy to work with at all. If you decide to build with them GET EVERYTHING DISCUSSED WRITTEN OUT AND SIGNED.. or it WILL NOT happen. The General contractor, Jeff was a dream, and helped to make the process the best it could be given the circumstances. We’ve lived in our home for a year and a half now and have had so many issues including our floors being so squeaky all over the place, having HVAC issues, poor roofing installation where vents were not nailed down exposing raw plywood and leading to leaking in the attic. I love our house! It is exactly how we wanted it to be. We love Brady, Sunni and Al. R5 met our needs for our home. We used CJL Builders for our deck. Andy, with Touch of Life for our landscapers. We are very happy with the location and our home. We would happily give 5+ stars to R5!

So Disappointed!!! Our experience with R5 has been really difficult. We worked with Sunni to design and setup our forever home with an ADU for our son with autism. From the beginning we felt like ‘family’, were told we were, and treated as such. We wanted to move a couple of walls around, no problem, they were very accommodating in that respect, everything seemed to be going well. There were a few issues during the building process that could have gone smoother, but it all ended up ok. We worked with their ‘preferred lender’ to help assure things went smooth. That is where things fell apart. In the early phases (Jan/Feb), we were pre-approved, and gave all financial information to the lender and we were set.
