Never wrote a review before but I feel compelled to do it now and maybe protect future renters. I had a very disappointing experience renting from The Policy. Despite paid rent on time, kept the place clean, and followed every rule when we left, I’ve been waiting over three months for any noticed and/or my security deposit money back. No DC rules followed here. I’ve called, emailed, and followed up multiple times with no response. It’s extremely frustrating after doing everything right as a tenant. Urban Investment Partners, that manages the community, is even worst. Multiple messages with no answer. I just want to know the status of the money. Absolutely the worst management I’ve ever experienced in my 15 years of being a renter. Need to talk to management? Good luck. The one thing you can really count on is they’ll raise your rent every year the maximum they’re legally allowed to. They’ve raised the rent for my basement level 1 bedroom over $230 in 3 years. My rent is now higher than the 1 bedrooms they’re advertising for lease, and they won’t negotiate. DON’T MOVE HERE Update: I moved out 69 days ago and still have not received my security deposit. DC law requires landlords to return a deposit within 45 days after move out. I’ve emailed, I’ve called, I’ve written a demand letter warning of legal action. They claimed to have “the wrong forwarding address” which is definitely a lie. Still no check. On to small claims court I go

If I could give the Policy 0 stars I would. I have never encountered a management company that is so disrespectful of its tenants, especially for the price they are charging to rent their apartments. I lived in my apartment for 1 year (2023-2024). I applied and was approved in April of 2023. However, they did not send me my lease for almost 2 months. Only after me pestering them almost constantly (phone calls and emails) was I sent an actual document to sign. This was incredibly stressful as I did not know if I actually had an apartment to live in until right before my move. Once I moved in, I found the property management nearly impossible to contact. The building is beautiful and location is perfect. The leasing agent, JaVonni, has been incredibly helpful throughout the move-in process and has been very responsive to any questions and concerns we’ve had. The unit we live in has a ton of natural light and the public spaces throughout the building are really well maintained and kept clean. Really appreciate all do the efforts of Javonni and the maintenance staff that has helped resolve any issues that have arose so far.

My apartment was infested with roaches,mice and other rodents. UIPPM is The worse property management in the District. Do not choose to live here.
