Perla Gem Lake

I’ve been living at Perla Gem Lake for almost two years now, and I can honestly say it’s one of the most beautiful apartment complexes I’ve ever lived in. From the moment I moved in when they just opened, everything was brand new: modern appliances, stylish finishes, and thoughtful details everywhere. The community here is amazing! There are always fun resident events and little goodies. Not a while ago, they hosted a great pool event that I already left a review for, but I just had to leave another one because I truly love this place (and wanted to attach some photos to my review). I want to start by saying TJ is absolutely the BEST! I drove from Tampa to Winter Park to tour a few apartments, and Perla Gem Lake was my last stop. Unfortunately, I arrived a few minutes after closing, and time was not on my side. Not only did TJ go above and beyond by still taking the time to show me the property after hours, but he also never made me feel rushed, even though the office was closed and there wasn’t an tour available. He was patient, thorough, and genuinely welcoming. That level of service truly made the difference in my decision. I’m happy to say I signed my lease today, thanks to TJ! We just moved into Perla Gem Lake Apartments, and so far our experience has been excellent. The community is clean, quiet, and well maintained, and the overall atmosphere feels welcoming and comfortable. The leasing process was smooth and stress-free thanks to Nadya and Veliska. They were professional, responsive, and very helpful throughout the entire process, answering all of our questions and making sure everything was clearly explained. Their support made our move-in experience easy and positive. So far, we are very happy with our decision to move here and are looking forward to living at Perla Gem Lake Apartments.

When renting it is so important to interact with staff that cares as much about your peace and living environment as you do. The entire Perla Gem team does just that! My experience applying for this apartment community was unfortunately disappointing and stressful. Although we paid the application fees and were approved, we never received a follow-up call to explain the next steps—such as the security deposit details or a welcome letter. When I provided proof of income, I was told over the phone that the process is easier for W-2 employees compared to 1099 earners. After requesting to see the official policy to confirm this information, I was assured I would receive it within 3–5 minutes, but it never arrived. I had to repeatedly follow up, and even then, the communication remained inconsistent.
