Pecan Springs

I have lived at Pecan Springs for approximately a year and a half, and I will not be renewing my lease. When I first moved in, the gates were broken and they have never consistently worked. As a single woman, I understand gates do not guarantee security, but they provide a sense of safety. One gate remains stuck open while another exit is permanently locked. It is hard to understand how leaving one gate broken and the other inaccessible for nearly a year is considered acceptable. The pool area has significant potential but has been poorly maintained both last summer and this one. It is frequently closed. When open, the water is lukewarm, in-water seating has been broken, and grills have either been removed or marked “do not use.” Amenities advertised are not consistently available. The

My initial review was based on my experience under the previous management company, RPM Living. However, as the months have gone by since Stone River Property Management took over, I’ve noticed a significant improvement. The complex has been cleaned up, the trash compactor has been working smoothly, and valet services have been completed as scheduled. Overall, my experience living here has improved, and I’m very grateful for the positive changes brought by the new management team.

I am writing to alert and warn potential future residents of this apartment will scam you. 1) I was assisted by the lease agent Chelsea B. When interested in applying for pecan apartment I spoke with her at end of December. I know her roles is sales but she gave me false information to get me to apply. I spoke with her multiples times over the phone on 12/27 each time she confirmed and stated that if I apply and get approved and within 2 business days choose not to move forward the admin fee of $200 would be refundable. Of course, when I called with the second business day hours after my approval, she began to backtrack and say she never said that until I asked her to review the recorded calls. I have lived here Since August 2025 , and I do not recommend it . Yes the amenities are nice the beautiful pool, the clubhouse is decent and the fitness center is just enough to get a workout in . The apts are also up to date for the most part, the showers can be outdated but overall the surface can be appeasing . But thats just the surface once I moved in I bombed the apt because you never know right ? Since August 2025 I have had non stop baby roaches, the exterminators have been there 3 times, I've bombed the apt 2 times on my own . The kicker? Im a traveling nurse so Im never there to leave food crumbs or dirtiness . The roach infestation is the apartments themselves . I know i have a roach infestation because I have a family member go to water the plants and make sure the apt is okay

My concern is with the parking situation. Towing policies do not appear to be enforced, and if I return home after 8:00 PM, it is nearly impossible to find parking—even as a resident of the community. On my walk back to my apartment (after having to park near the office due to lack of available spaces), I noticed a vehicle that did not appear to belong here, as they do not display the required resident parking sticker issued at move-in or a valid visitor pass. I have attached a photo of the vehicle for your reference. I would appreciate it if this issue could be addressed, as the current situation makes it very difficult for residents to reliably access parking at their own homes.
