If I could rate them with zero star I would. If you live on a property that wants to hire this company to manage it, I would vehemently advise against it. I have so many qualms regarding this company, it is difficult to find a place to begin so I will only speak of the two most recent issues. I rent a condo on a property they manage. A few years ago a hot water pipe burst. The pipe ran underneath the apt I rent. The pipes condition went unoticed for a very long time (it goes to show how frequently they inspect the areas on the property). I live in a Patrician-managed complex that "allows" pets but charges a $500 (though I was advised by a neighbor that now it's up to $750) fee per dog, and yet will not allow dogs on the lawn. They send letters encouraging residents to take pictures of other residents and send in anonymous tips about each other. The salt they use in the winter burns my dog's paws and they expect us to walk our dogs even in the heat of summer, on the black asphalt that would also cause serious burns to their paws. They also place rat trap boxes in the areas where we are expected to walk dogs. Terrible management company. They expect renters to pay by snail mail in the year of our Lord 2025. My car was stolen when they started charging to park in the lot so, I'm not going up there to drop off cash or check when I could easily send the payment in one of multiple electronic payments platforms. They even took to me to court for non-payment last summer when I could easily see my payments were deposited each month from my bank account to theirs. Now they act they like haven't received my last payment in the mail but of course it's not their fault. They probably just want to take me to eviction court again and waste my time.

I currently have a permanent lung disease because my HOA would not approve a design change to allow me to fix a deluge of water coming into my house (Kips Ridge). Patrician's representative continues to send harassing messages to me regarding my inability to park in my garage after being in a hotel for 2.5 months while mold remediation has been going on. I have received messages stating that I speak like a child from board members. I have received (just this week) a message stating, "It is imperative for you to understand that you reside in a community, not a one family home" because I cannot use my garage. This community is directly responsible for a permanent disability that I will have until I die. They absolutely partake in harassment of neighbors and are unable to facilitate a meeting
