TL;DR: Beware of Town Rentals (HOA Restrictions) I applied through Zillow and signed a one-year fixed lease after responding to a listing under Town Rentals. Shortly after moving in, I began experiencing issues with basic move-in follow-through — promised items such as the parking clicker and agreed furniture removal were delayed for weeks, making it difficult to properly settle into the apartment. Approximately two months into the lease, I was informed that this specific unit is not authorized for rental under the building’s HOA rules, and that only certain units are permitted to be rented. Cons: Poorly managed building , high HOA fees, low reserves, hot tub broken, run down amenities, thin walls, almost no privacy. New construction starting right next door and would run until 2025 at least. Expect lots of industrial dust, noise, traffic jams and people loitering around. Pros: PAUSD, redwood trees, tucked away nicely away from the road.
