Orpheum Apartments

I’ve really enjoyed my time living at the Orpheum. The units are bright, modern, and well-crafted, and the entire building is always exceptionally well maintained. Having my own washer/dryer was a must so this has been a huge plus. I’ve also used the gym and parking, both of which are extremely convenient. Dover is a charming community with a great walking trail nearby, and every staff member I’ve interacted with has been warm, welcoming, and helpful. Overall, it’s been a wonderful first apartment as a new grad. Definitely recommend!

My husband and I enjoyed our stay at the Orpheum apartments. We lived there from Aug-October 2025, before moving south. The only problem we are having now is it is now January and we still have not received our security deposit back. We have called and sent several emails and we have gotten no response. Hoping to get some response here.

I was a resident of the Orpheum for over 2 years and I highly recommend it. Even though it is on the higher end of the price range, you get a lot of positives with it. It is in the heart of downtown Dover and within walking distance of all the bars and restaurants. The building is tastefully done and well-maintained (shout out to Jay and his team for their diligence here). The building is safe and the residents are a decent bunch. The in-house gym is very convenient and the covered parking garage another plus. All-in-all thumbs up from my end.

I remember watching with excitement the construction of the Orpheum complex even before I had any clue we’d be transitioning to its gracious downtown apartment living a few years later. From the start, the leasing team made us feel welcome while helping us through the process. Samantha and Jay couldn’t be nicer, and they get to know all the residents personally through the frequent socials and mixers held for the community. It feels like a ‘we’ experience as opposed to an ‘us and them’ situation. Let me also mention the fantastic maintenance team. They are helpful, efficient, and great to interact with. I’m sure we’re echoing the many positive sentiments expressed here by other friends and neighbors. Orpheum is a great place to live!

I have lived in the Orpheum Apartments for nearly five years, and I genuinely love this place. The leasing team is friendly and approachable, and the amenities are excellent. The location is convenient, and the community here is wonderful. The perks of being a resident are truly unique! I really enjoy calling this place my home.
