Water doesn't get hot for about 5-10 minutes, if someone else is taking a shower your water will scold you or freeze you, there were CONSTANTLY tiny bugs as soon as we moved in, neighbors would always smoke despite it being non-smoking, there was a huge hole by the sliding window that snow would come into and was just covered with spray foam insulation, wind would blow through the cracks of the sliding door to the patio which would raise heating costs, the door leading into the building would not close all the way so snow would get in there as well, specific people were only nice BEFORE you signed the lease. Also, make sure you're quiet because you get loud ONE time and your neighbors have it out for you, you'll be given a warning and without it happening again asked to move out. But it's

I loved living here it was peaceful a good safe area to live in it’s close to absolutely everything and close to all the big cities including Detroit. Leasing manager is the best! My only complaints are the pricing for 1 bed is over a $1000 a month and no dishwasher:/ also maintenance takes awhile to respond to complaints but I hardly had any complaints. I lived here in 2022 for about a year I miss it only left because I went on orders.

I’ve lived here two years. The first year was a breeze, but if you’re planning on looking for a place to settle for more than 1 year, I suggest elsewhere. After 1 year, things started falling apart and it shows. Our rent increased 30% without having any additional amenities or updates to our unit. They replaced the washers and dryers a month ago (which were working fine prior to replacing) with “new” ones that are out of order every other day now. This is a non-smoking property, unless you’ve lived here more than 2 years. New residents get violations all the time but the man who’s lived here longer than my family, walks out his patio door with a lit cigarette every couple hours. Overall a great location but overpriced for the lack of amenities offered, you can probably do better and so can

I lived here for two years (recently moved out) place was mediocre at best. No amenities, they go through office people, maintenance people like no tomorrow. Kinda makes you feel like the owner and managment is money hungry. Also, they like to raise rent 80+ a year for nothing while their posts online gets cheaper every year. Wouldn't recommend for the price. One good thing is, good neighborhood and quite place. Other than that not worth the money you could better for less. Take my word for it cause, I get alot more for a lot less at my new apartment 🤷🏻‍♂️

Orleans place is a wonderful place to live. I have been here 7 years now and am very happy with all the amenities it has to offer. It is close to my work as well as being close to shopping , parks , freeways etc. Also Brenda in the office is fantastic. She is always friendly and listens to all my concerns and tries to get them taken care of as soon as possible.
