Orchard Place

Great experience at Orchard Place Apartments. The property is clean, quiet, and well maintained. Maddy in the office has been amazing—super friendly, responsive, and on top of everything. Highly recommend!

Would never recommend to anyone. We got a tour and there was mold. They said that they would fix the mold before we moved in. They never fixed the mold our whole entire lease living there was us battling with them to fix stuff. Our glass back sliding door was leaking cold air and we notified them and they never fixed it. We had to live with that throughout the winter. We had to pay really extremely high power bill because the back sliding glass door and then also air would leak from the top of our laundry room light that used to be a fan but they never fixed just a hole in the ceiling. Missing door handles for the laundry sliding door they never replaced that. Broken closet they also NEVER fixed. They also painted over the air filter vent so they couldn’t replace the air filter. This is the most disgusting property management. We lived here from September of 2023 to September of 2025. We had complained about mold in our unit and they “cleaned it”. Flash forward to February of 2025 and we see our vents look like this (photos attached). We were sent to the ER countless times and had to stay at a family members house. They did not care one bit. They drug their feet and refused to show me the mold testing. However they did offer us a different unit which we appreciated. The whole time they kept trying to blame us saying it was from my plants, taking a shower, my humidifier, etc. We had to get rid of everything we’ve ever owned and it was devastating. We gave our notice to leave in September of 2025. They wanted us out 9/6 but to pay till 9/15. They said they need a we

So, the staff is wonderful at Orchard Place, and Maddy is doing her best to address every issue that comes her way. The apartments are older and probably could use updating, but in this economy that can be hard. The facilities are amazing, and the neighbors are all very friendly. Now, with that said I have a few complaints, but only one relates to the property itself. No Parking areas should be better painted, hell even spray paint would work. (Only complaint) Residents should be picking up waste from their pets it's gross. Also, some of the Residents are up super late being loud or not listening to the rules of the complex. If they can get new Residents the apartments would be perfect.

Looking at a new home and went to the property for a tour. The Leasing consultant and Manager were both very friendly and helpful in answering all my questions. The apartments are spacious and have a really great floor plan. They have a nice pool and the club house is spacious and they told me I can rent it out for occasions. I think this would be a nice place for get together. They also have free WiFi in the club house and a nice quiet office space. I will take advantage of this if we move in and the gym. I again appreciated the staff being so welcoming and look forward to becoming a resident in the future or passing the info on to my good buddy.
