Orchard Park Apartments

When I moved in 9 years ago, the grounds were beautiful. The pool was always clean, and available all summer. The staff was friendly. But now there is garbage & dog poop everywhere, the grass is dead because they won't water it. The police are here all the time. The pool has been broke most the summer and still is. We are not allowed to use the club house as advertised. I had mold and a sewer leak in my bathroom off my bedroom. When they finally came out to look at it after 2 months. They left it exposed! That is extremely hazardous! I had to make several phone calls before it finally got fixed. Maintenance can't keep up with all the repairs. So many people are moving out, they can't keep up. They advertise rent for a 2 bedroom at $1177.00 per month, yet my 2 bedroom apartment is $1430.00

I don't particularly care for the ex manager I guess she is now she had my car towed and other people's cars towed for no apparent reason

I deliver here constantly and its by far the worst complex in salem, never can I ever find the apartment I am looking for because theyre labeled A-N Instead of NUMBERED. If you want your packages/food/deliveries delivered quickly and efficiently either put the complex letter on your order or expect delays. This is ridiculous!

Iv got a disabled, senior loved one who has lived there for years with the help of section 8 housing assistance. In order for the apartment owners to get a big tax break (section 42, I believe) they have hired a construction company to update the outside of the buildings. Tenants were ordered to remove anything from their patio/deck by a certain date, as well as remove anything near interior windows/doors. Construction didn't start for several weeks, so stuff really didn't need to be in the way of the resident quite yet. The construction crew destroyed the landscape, and the shrubs near the buildings by setting their equipment on them and walking on them. It looked intentional to me. They began hammering at 8am, put doors on backwards, covered dryer vents, failed to paint some areas, start

So first things first, I have no idea how people are leaving negative reviews! I just moved here from Denver and even before I got here I had exceptional customer service from the amazing Tiffany Ray. Straight up class act. I've lived in 7 states and over 30+ apartments and when I say this was the best process--I mean it. Accommodating, helpful, super friendly, and great communication. The complex and unit itself are fantastic. I love my decision to rent here!! I will give an update on here in 6 months! This is a great location!!
