ONE23 Apartments

The management has been extremely disappointing. First, we experienced repeated kitchen sink water backups. Maintenance told us he did not have the proper tools to fully fix the issue and could only provide temporary relief. He also said he was not permitted to call emergency plumbing and management told him that we should “wait until it happens again.” Unfortunately, the next time it happened, I came home to find water flooding three rooms in our apartment. We even saw a lot of water leaking into the level below us. Only after significant flooding did they finally call emergency plumbing. The water was extremely unsanitary and damaged our furniture, yet no acknowledgment or responsibility was taken. Second, all three of our AC/P-TAC units have not been functioning properly. The building has a lot of potential, but it desperately needs new ownership. Many things are broken and the management does not give the superintendent anywgere near enough resources to do the job. Edgar has been heroic over the past year, going above and beyond to help tenants day or night. Edgar is the only bright spot and only reason to rent at One23. The owners should treasure him and give him a budget to actually fix this broken down building properly rather than just giving him what amounts to duct tape solutions.

Fundamentally unsafe place. We almost had a break-in because mangement "may or may not" be sharing the keys to all apartment with random realtors that organize self guided tours and share keys with anyone. We were just lucky to have come from vacation when random people where trying doors and codes arround in our floor. One of the building's entrance doors has been broken for 2 months or more.

The apartment is great. We used to live in apt 308 which has plenty of sunlight. All the amenities were good. Apartment-wise we never had any issues, though we lived there for 8 months only. Commute to NYC is good. You can see NY Skyline within 5 min walks. The apartment security and our neighbors both were great. Issues: noise at night can be too strong for light sleeper. Since the apartment is in the corner you can hear garbage taking out sound, car-horn every night. Additionally, apt 208 has a patio, every weekend they host party, which is nice but sometimes they play song in high volume. I dont think it is their fault, I think the apartment position is wrong. May be 4th or upper floor would be great choice. Management: I never had any amenities issues so did not suffer in that part.

Decent building but awful management that wants to squeeze you for every penny. Garage door, front door / keypad, and elevator are always broken and we repeatedly have several fire alarms going off at all hours of the night / early morning (2am-4am). Update: the pics you’re seeing aren’t totally accurate. The gym isn’t that clean / organized the the patio furniture isn’t at all what’s depicted in these pictures.
