I just moved into a unit at OCD’s 1384 Peachtree property (Belvedere House), and the state of this apartment and OCD’s treatment has been absolutely APPALLING. This is the sloppiest and most uncomfortable apartment I have ever been in, and I am completely shocked they even rented out something like this. This whole ordeal, blatant disrespect, lack of accountability, and completely unprofessional behavior have left such an intensely negative view of OCD, I’d be remiss not to share my experience. Since move in 2 weeks ago I have had problem after problem. I had to put in about 10 maintenance requests upon move in due to just careless issues that were present, and it took maintenance a whopping 10 days to even address them after first notification. I lived at Mathieson House for two years and enjoyed my time there. I had a top floor apartment which had lots of light and was spacious. The apartments are older but all appliances were either near new or in good shape. I liked the neighborhood too. Esther and the team were responsive whenever I had a question and the neighbors were friendly and respectful. The only downside for me was that they increased my rent by $100 dollars in my second year there. Overall, I would recommend.
Not sure where all of the negative reviews are coming from, but I am happy with everyone in the office and happy with my place. Nobody has been anything but polite. Yes, the apartments are older and sometimes stuff breaks, and it takes a minute to get it fixed. Nothing is immediate in life (... unless you are paying 3K a month for a luxury apartment and then yes, you can request people to wait on you in an immediate manner. This isn't that place and I'm glad for it.). I am a single, hardworking professional woman. I am a teacher with significant student loans, and guess what? I can pay them off and live here because the rent is FAIR for people who work hard, value safety and don't expect to be babied through life. They are kind people. I lived at the Dekalb Ave location for 1.5 years. I very much enjoyed the location, the units were updated and clean, and management representatives were quick to respond. My issue here, and why I cannot give 5 starts, is because of the rent hikes. While I know everywhere around the city is doing the same thing, the apartment had initially been very affordable ($1150 for 2 bed/1bath & $1050 the year prior), but the amount rent went up- almost 50%- was unmanageable. Shout out to Virginia! She was such a big help when I faced roommate challenges and an early move out. She’s very professional and understanding, and knows her stuff. 5/5 for her alone.
I currently stay at the Virginia Highlands Apartments at 789 Briarcliff Rd NE. I've lived here for 1.5 years and the rent increase was just under 3%, but recently theyve been renovating, and the rent increase was 20% for my unrenovated, since the 60s bathroom and kitchen, apartment. The cabinets are crumbling apart and original. Rent is no longer cheap for this area, its old and has very small appliances. We only live here for the school nextdoor. Its better than the other inexpensive places ive been in since i moved here. I plan to stay til the end of the school year 2021 and we have been oushed out of atl because if the skyrocketing cost of living and opportunistic landlords.
