Nine 88

Pros: The property looks good and the common areas are well maintained. Cons: Across two ownership/management transitions during our lease, the approach felt consistently revenue-first and adversarial. In our experience (late 2024–2025), the move-out process felt engineered to create billable items. At the pre-move-out inspection, the manager asked for a professional cleaning receipt and said that any crumbs in a drawer would trigger a full room re-clean billed to us. We were also told to expect repainting charges regardless of careful wall care. We documented the unit thoroughly and still received a $500 paint charge despite minimal wear. This behavior was representative of their general attitude toward tenants. Bottom line: Based on our experience, I do not recommend renting at Nine88.

It truly meets the term “ Upscale & Luxury Living.” I have been Living at 988 for 10 months has been one of the best experiences ever and a wonderful community. The property is new and would say best in South San Francisco area I have lived so far. The amenities they provide is totally worth the money. The new Management & staff is friendly and super responsive willing to help whenever you need it. The maintenance team is incredible who is responsive & takes care of work orders quickly. Coming to the Apartment it is has good amenities like spacious, Keyless access, stainless steel kitchen appliances, centralized AC/Heater, AT&T Internet services, Hardwood flooring & other community amenities they offer. My work leases office space from nine88 and the staff is always amazing! John and Don are especially kind and helpful. My boss got locked out of her office on accident and these two went out of their way to help us. Truly have nothing but kind words to say about the staff at nine88. In fact, give them raises!!!

We have been living here since 2022. Location is very convenient, and building amenities are practical, including gym, community rooms, and pool. We had close to zero issues in our time with the building. However, we are extremely disappointed with the new management’s handling of our move-out. It has now been 30 days since our lease end date, and we have still not received our security deposit or our overpayment refund as promised. We reached out multiple times and were told the matter was being handled and that tracking information would be provided, but follow-ups went unanswered and promised updates never came. I would strongly caution potential residents to be proactive and document everything when dealing with financial matters here.

I recently toured this property, and I was thoroughly impressed! The location is absolutely perfect. Just minutes away from shopping and BART, making commuting and errands super convenient. The amenities are modern, updated, and very well maintained, which really adds to the overall experience. On top of that, the staff were incredible.
