Living at 1 River Court, Jersey City has been an incredible experience, and leaving is truly bittersweet. If not for our relocation to another country, we would have happily continued living in the same apartment and building without hesitation. Newport Management has created more than just a place to live—it’s a true community. A huge thank you to Eddie, the Super, who is genuinely a Superman. He handled everything with care, efficiency, and professionalism and always made us feel looked after. The front desk team — Virginia, Judy, Edwin, and Randolph — along with the maintenance and support staff, were absolutely wonderful. Too long, but stay with me. If it were possible, I would give Newport Management a negative rating. In my experience, this has been the most incompetent, disorganized, pathetic and unprofessional property management I have ever dealt with. They almost never answer my email questions directly. You ask one thing and they respond with something completely unrelated. Getting a clear answer from them often feels nearly impossible and in my experience would be harder than training monkeys. When I lived at Riverside, I moved into an older unit. Because I am legally blind and their move-in portal was not accessible, I could not complete the move-in inspection through their system. I’ve been a resident at PAC Newport for the past four years. Over that time, I’ve witnessed steady rent increases that now exceed $5,000 for a two-bedroom apartment in 2025 — pricing that should reflect a premium living experience. Unfortunately, the reality falls short. One ongoing issue is the laundry facility on the 30th floor. The dryers are ineffective, often requiring three full cycles just to dry a single load — costing approximately $9 each time. Despite raising this concern multiple times over the past year, there has been no meaningful response or resolution from Newport management. Be careful if you want to stay here more than one year ⚠️ The lease extension process for next year is completely unpredictable and unprofessional. It isn't even profitable for the Newport rental company, and here is why: We originally moved into a studio apartment for $2,600/month. The following year, the price increased to $2,740, and the year after that to $2,960. We decided to move to another community nearby because $2,960 is too much for a studio with no amenities. Ironically, we found that they are now offering our exact apartment for $2,600 again. It’s funny—why is Newport willing to lose money on a month of vacancy and a lower market price instead of just keeping an existing renter at the same rate? Nobody even asked us to stay; we would have stayed if they hadn't raised the rent

As a tenant, if you raise the concerns, they will be more likely to deal with you rather than the concern itself. I was shouted and verbally abused, being forced to reveal my private medical condition in public by one of Aquablu concierge. I did nothing wrong but greeted him with smile. The only reason for him was just because I was an easy target for his work stress - as an Asian and as a woman. When I went to the management office, they provided me with only deflection tactic. No direct response on the behavior of staff. Only questioning if I was doing something “wrong” and pressuring me to move.
