Dan and Sage are absolute hacks. They do not understand basic residential roof construction. They claimed the below roof on my home was original and 39 years old. First, it’s patently obvious even to a layperson that the roof has been replaced at least once; there are punch holes visible in the attic (see pictures). Nails protruding into the attic are clean and show no rust, and the attic is completely dry. Furthermore, the roof is constructed of architectural shingles, which were not common in the ‘80s when the home was constructed. I even have a work order showing the roof was done in the 2000s, so they are demonstrably wrong. Perhaps worst of all, Dan and Sage coached prospective home buyers on the cosmetic upgrades they should request, which was recorded on my home security. In short,

Dan did a home inspection for me, a first time home buyer, and i put my trust in him that the house was in good condition as he says. It was not perfect but he said it was in good condition. He was on time and seemed knowledgeable during the inspection. After owning the house for less then 6 months I found the floor rotting by the back door and corner post hold the house up when i went in the crawl space for the first time. They never went into my crawl space. I also found out my crawl space doesn't go under the whole room they told me was an addition which is actually original to the house in the 1800s. Best inspector ever!! I am not even exaggerating! There is only one word I can use to describe my experience working with Dan and Sage from Midstate Home Inspections, and it’s “Wow”!! Simply put, Dan and Sage went above and beyond – they not only thoroughly inspected the house we’d like to purchase, most impressively, Dan walked us through all the important details of the house during the inspection process and gave us tremendously helpful suggestions on future maintenance of the house to keep it in a good condition. Dan and Sage were both informative and thorough in their inspection. They were really invested in helping us understand the home we were about to buy, and went above and beyond. Both myself and my partners parents came and as home owners, they were all very impressed with the thorough inspection we received. Money well spent, and we even were given a book on how to take care of our home! I felt more secure after this inspection, and it eased my anxiety as a new homeowner

Dan was awesome to work with. One of the things I appreciated the most is that he talked to ME - even though my dad was also involved. He went thoroughly through every part of the house to make sure I understood what may need worked on, and what to prioritize. He answered any questions I had and was patient with my beginner's knowledge in the home buying process. I would choose him again in a heart beat
