After searching for a Morristown in-apartment W/D for some time, we found Max.. Perfect for our WFH needs (sleek, office pods and conference area for tenant use) and for weekly trips to office and see friends in Manhattan (2 blocks from direct>NYP train station). A few blocks from great restaurants and bars on Morris/Speedwell and South Street and just off 287. Great indoor/outdoor tenant lounge area (w/BBQs). Amanda, the rental agent, couldn't be more pleasant and helpful even after we moved in. Charlie the building manager is great too. The only downside is no on-premise gym but with a new big PF being built 5 minute drive not a deal breaker.

With new management that actually cares, things have gotten much better. The quality of the units is still pretty poor, with things like uneven light fixtures and sloppy paint work indicating a rushed job by a poor contractor. Many units still have faulty windows and appliances, but luckily mine has been mostly defect free since new management took over. However, the building is a bit light on the amenities. The lounge/work from home areas are nice, but there isn't really a reason to be there as they rarely host community events or parties. The bike storage area is great and not many buildings in Morristown have it. They are currently building a gym almost a year and a half after opening, but again this is probably due to the new management actually caring about the building and tenants.

I have been living here since June. Pros - walking distance to the green and south street. The work lounge is new and very convenient to work from. The cleaning staff in the building is extremely nice. The washer drier in unit is convenient and new! Cons - previous leasing agent was not helpful. I would have to call the leasing company (RHO residential) for anything I needed. The walls are paper thin, you can hear everything. Literally everything including conversations that are next door (even if the tenants are not speaking loudly). The train is behind my apartment and my apartment literally shakes when the train drives by (frequent). There is no maintenance person on site because one got released and the new one quit. I've lived at Max a little over a year. It is new, clean and well run. It has good sound insulation. On the down side it has some things that don't make sense like you can't get in the front door with your key-an app must be used, there is no exercise facility, there is a weird long dining area on the first floor that no one uses and a few other odd design errors. Management is also remote and has not fixed the key issue that has been brought to their attention. Overall a reliable place to live.

Poor construction and poor management, over priced with no amenities, and a safety risk (no emergency lockout override). Unsurprisingly, retention is poor, hence the many open units. None of the issues - known by management since day one - have been actually resolved. - Windows are still broken and wont open. Window company has visited 5 times and the windows seem to be improperly sealed/ installed: Full length condensation in a multitude of units. - Flooring is peeling in multiple units. - Roof still leaks in stairwell. - Multiple units have AC issues. - Dryer connections are duct taped to walls. - Paid for parking not enforced. - Vandalized vehicle received a shoulder shrug from Property Manager.
