As mentioned in the other reviews, she shows up very late and doesn’t bother to even call ahead which shows a complete disregard for other people’s time. Her demeanor is incredibly abrasive, argumentative and condescending once she finally does show up. Her attitude enters the room before she does. She makes it clear that she is there to create a problem. The other person that was present for this appraisal also commented on her demeanor and was uncomfortable and asked if her behavior was "normal" (Spoiler alert - it's NOT). I've been on hundreds of appraisals over the years and this was my ONLY experience like this. I usually do not leave reviews, but this time I had to do it. I spoke to Maria only one time. Provided Maria some of the information of the appraisal needed which was to find out the value of the property, not from a real estate. She seem very knowledgeable and informed me that she can do this appraisal in a week. I was going to get back to confirm. After 15 to 20 minutes I got back to her and never ever answer the call. I text her with the address and property owner's information. This was in June 2025, and it was not until August that I heard that she went to do the appraisal. She never finished the report and never ever contacted me again. She was no where to be found. I do not understand how an appraisal can work like this. If you need an urgent appraisal fir closing, think about it.

We have been using Hopkins Appraisals for a number of years and rely on her. She is thorough, extremely knowledgeable, accurate with values, plus she deals with commonsense and integrity. Her reports are solid!

The comments of unprofessionalism are true. She was late to both appointments and the second I only received an email after I called. Like reviews below she used her mother being sick excuse. Lastly she’s not very good at her job and I knew immediately from my first interaction that I should continue my strategy of applying with two different banks. I felt uncomfortable and felt my race played a role how she spoke to me and the appraisal report. since this was my 9th property and I am use to dealing with appraisers. None gave me those vibes, it’s unreal. Thanks to God that I have good relationships with local banks, I am cleared to close with the other bank. She was so unprofessional. She kept trying to schedule the appraisal within 24 hours of her requesting an appointment, and when I was finally able to accommodate one of her last minute requests, she was over an hour late, despite the appointment already being after regular business hours. Then when she turned my appraisal in, she provided inaccurate information indicating that my house is on a private road, which it is not, then took multiple weeks to provide an accurate revision to my financing company. Would avoid.
