Magnolia in Arcadia by Brookfield Residential

I’m extremely disappointed with how Brookfield Residential is handling my home purchase cancellation at their Magnolia community in Arcadia (4252 Marigold Lane, Homesite 208). Despite working in good faith to secure financing, and receiving a formal loan denial from their own preferred lender (BRP Home Mortgage) on July 2, 2025, Brookfield has refused to refund my $23,600 earnest money deposit. This is despite protections clearly outlined in Section 4.2 of the purchase agreement, which allows cancellation and refund if financing cannot be obtained despite reasonable efforts. Instead of honoring the contract, Brookfield has repeatedly tried to pressure me into accepting a 50% refund, citing default clauses (Section 11) that simply do not apply. Be careful if you’re thinking about buying a home from Brookfield Residential. I recently saw a situation unfold with someone I know involving a canceled home purchase at their Magnolia community in Arcadia. It seemed like they did everything by the book, but still had a really hard time getting their deposit back even after working with the builder’s recommended lender. Not saying everyone will have the same experience but it was enough for me to think twice before doing business with them.

It’s a very casual experience touring different plan sites. The model homes are pretty self explanatory and the sales rep will answer your questions as needed. It’s a gated community and will have an HOA with roughly $250 monthly fee. Decent condominium complex with roughly $700+ per square foot.
